The cash investor math

A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.

With either offer

  • You get the amount you agree to, and we'll handle any costs on top of that.
  • Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you

Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.

What makes Cash Flow Deals different from a cash investor in Tampa

When a cash investor calls about your Hillsborough County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.

With our Premium offer, while your contract is active, we run your Tampa home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.

You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.

Every closing runs through Title Guaranty of South Florida. Our licensed agent Camilo Palacio (Florida License SL3280644, REALTOR®) and Silver Door Realty LLC (License CQ1064903), a licensed florida brokerage, are the professional backbone of every transaction. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.

Tampa questions, answered.

Are you cash buyers in Tampa?

For the Cash offer, yes: Cash Flow Deals buys the house as-is and closes. You get two offers for your house, Cash or Premium, and you choose. The Premium offer: More money. A pre-approved FHA or conventional buyer we already have buys directly from you. That buyer's lender funds the purchase.

Does Tampa's hurricane disclosure or wind-mit insurance affect the sale?

It can affect the buyer's loan, not your number. The buyer's lender handles wind mitigation and four-point inspections through their own process.

How fast can you close in Tampa?

A signed buyer through a licensed closing path usually lands inside 30 days. Contract to wire typically runs 45-60 days, depending on the lender and any title items. Closings are handled by Title Guaranty of South Florida.

What about repairs? My Tampa house needs work.

Sell it as-is. We absorb most cosmetic and mid-tier repair credits out of our spread, not your check. The rare exception is a structural-tier surprise found at inspection (foundation, cloth wiring, cast-iron drain failure, hidden moisture or mold), we re-cost it and bring the number back to you. Your call, your veto.

I'm behind on my Tampa mortgage. Can you still help?

Yes. We've closed against tight pre-foreclosure and auction dates in Hillsborough County. We pull your real payoff, audit it for per-diem and interest errors, and coordinate with your lender's loss-mitigation team. Earlier in the timeline is always better, call us before the auction date is set.

Do you cover Plant City, Brandon, Riverview, Wesley Chapel?

Yes. The Tampa Bay metro is one operating area for us. We have closed in Plant City, Ruskin, Lakeland, and across Hillsborough, Pinellas, Pasco, and Polk counties.

Sell your home for

Start with your address. You see both offers, and nothing is binding until you sign.

Everyone on the title is welcome on the call.

A family having a pillow fight on the couch at home

How this is different, in plain English.

One closing handles everything.

We pull your real mortgage payoff and audit it for per-diem and interest errors before closing. Open permits, code citations, HOA liens, we know who to call to clear them. We have closed against tight foreclosure sale dates and we know the timeline and the levers.

Every buyer path, at the same time.

FHA family. Conventional family. VA family. DSCR investors. And us, ready to close cash as-is. Five buyer paths running in parallel so you get a faster closing and the security retail never gave you and more money than any cash investor will ever pay.

Transparency.

Simple 2-page agreement, everything disclosed on the closing statement. Our spread sits as its own line. No hidden markup, no surprise deduction.

Tampa. Hillsborough, Pinellas, Pasco, Polk.

One operating area. Closed in Plant City, Ruskin, Lakeland, Brandon, Riverview, Wesley Chapel.

Outside Tampa Bay entirely? We close across Florida and several other states. Drop your address and we'll confirm on the same call.

Your three selling paths.

See all three before you decide. We read the market like investors, and get you closest to retail.

Why Tampa sellers choose CFD over a cash investor

Every cash investor working Hillsborough County runs the same formula: roughly 70 percent of after-repair value minus estimated repairs. On a home that appraises at $350,000 as-is, that formula produces offers between $195,000 and $215,000. The investor needs that spread to flip the house. It is not a deal structured around your equity, it is structured around theirs.

Cash Flow Deals works differently because the buyer is different. We connect Tampa sellers with a real buyer through a licensed closing path, FHA, conventional, or VA-backed, who is buying the home to live in, not to resell. A homebuyer pays closer to market value because there is no flip margin baked into the offer. That is how Tampa sellers typically walk away with a meaningfully larger check through CFD than through the cash investor who sent them a mailer last week.

Hurricane and wind-mitigation issues that derail investor offers in Tampa Bay run through the buyer lender process, not your payout. Wind-mit inspections, four-point reports, and Citizens Insurance findings are handled at the lender underwriting level. If you are dealing with storm damage on top of a sale, selling a hurricane-damaged home in Florida has its own set of steps — that guide walks the full process.

Pre-foreclosure is where timing matters most. We have closed against tight Hillsborough County auction dates by coordinating directly with the loss-mitigation team at the lender. We pull your real payoff, audit it for per-diem and interest errors, and move on a parallel track so the closing beats the auction date. Earlier in the timeline is always better, call before the auction date is set. If you want to know how fast closings actually work in Florida, that guide covers every stage from signed offer to wire.

We serve Tampa, Plant City, Ruskin, Lakeland, Brandon, Riverview, Wesley Chapel, and the broader Tampa Bay metro across Hillsborough, Pinellas, Pasco, Polk counties. Every closing runs through Title Guaranty of South Florida, one title company, one clean transfer directly from your name to the buyer. Camilo Palacio (Florida License SL3280644, REALTOR®) reviews every Tampa transaction from offer through closing. Silver Door Realty (License CQ1064903), a licensed Florida brokerage and member of the National Association of Realtors, is the brokerage of record.

Opendoor and Offerpad each charge a service fee around 5% of the sale price on top of an already-discounted offer. The CFD model is paid as a flat fee at closing, listed as a separate line item on your HUD settlement statement. You see every number before you sign. No hidden deductions, no surprise repair credits, no assignment chains. If the deal does not close for any reason on our side, you owe nothing. If you want to understand exactly how CFD differs from a cash investor or a traditional listing, how the two offers work is the clearest explanation we have written.
