A Cash offer and a higher Premium offer, built from as-is sales near you. Pick one and read it with your attorney before you sign.
Cash: one walk-through by our team, no listing. Premium: a pre-approved FHA or conventional buyer we already have buys directly from you.
Close in 45 days or less. With Premium, title goes straight from you to the buyer, and their lender funds it.
Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Colorado Springs
When a cash investor calls about your El Paso County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Colorado Springs home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Colorado Springs questions, answered.
How do I sell my Colorado Springs house fast?
Start by submitting your property details. We match you with a buyer through a licensed closing path and hand the deal to a licensed title company. No repairs, no agent showings, no drawn-out negotiation. Because the buyer is already pre-approved, the timeline compresses compared to a standard MLS sale.
Are you investors trying to flip my property?
No. We are not a fix-and-flip operation. Cash Flow Deals connects sellers with real buyers financing through a bank. That means a price closer to market value — not the deeply discounted offer an investor needs to make a profit on resale.
How is this different from a cash buyer offer?
A cash buyer's offer reflects their resale margin. A financed buyer is purchasing to own, so they can pay more. You still get the same speed and certainty — as-is sale, title company closing — without sacrificing tens of thousands to a cash discount.
Who handles closing in Colorado Springs?
A licensed title company in Colorado handles the closing. There is no assignment, no double close, and no gray-area transaction structure.
Do I pay commissions or seller fees?
All fees are disclosed before you sign. Nothing is added quietly at closing. You know your net proceeds upfront so you can make a clear decision without surprises on settlement day.
How fast can I close on my Colorado Springs home?
Faster than a traditional listing in most cases. Selling as-is removes repair timelines from the equation. The buyer arrives pre-approved, so there is no waiting to see if financing comes through. Your agent will give you an honest closing estimate at the time of offer.
