What makes Cash Flow Deals different from a cash investor in Tennessee
When a cash investor calls about your home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
While your contract is active, we simultaneously run your Tennessee home through our network of pre-approved FHA and conventional buyers — families ready to move in, not investors looking to flip. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission — standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
If the buyer's loan falls through for any reason, Cash Flow Deals closes as the buyer at the same locked price. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. Outside of that, you never restart, reprice, or go back to sorting through cash investor postcards. One price, one title company, one clean transfer from your name to the buyer, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. Our team, backed by Camilo Palacio (Florida License SL3280644, REALTOR®) and Silver Door Realty LLC (License CQ1064903), a licensed florida brokerage led by broker Michelle Paez (Florida Broker License BK3256399), is the professional backbone of every transaction, coordinating with licensed local closing professionals in your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Tennessee questions, answered.
How do I sell my house fast in Tennessee?
You submit your property through Cash Flow Deals and we match you with a pre-qualified buyer through a licensed closing path. Once both sides agree on price, it locks at signing. From there, the buyer moves through their lender approval and you close through a licensed Tennessee title company. Most sellers never list, never show, and never negotiate twice.
Are you investors or real estate agents?
Neither. Cash Flow Deals is not a cash investor flipping your house, and we are not a traditional listing agent putting you on the MLS. We operate through a licensed Tennessee brokerage and connect you with end buyers who are financing through a real bank. You get a buyer, not a middleman taking a cut of your equity.
How is this different from selling to a cash buyer?
Cash investors buy at a discount - often 60 to 75 cents on the dollar - because they plan to flip or rent your home for profit. Our buyers are owner-occupants or qualified investors using FHA or conventional bank financing. That means they can pay closer to market value because they are not building in a flip margin. You keep more of your equity.
What happens if the buyer's financing falls through?
We vet buyers before matching them to your home, which filters out the weak pre-approvals from the start. If financing does fall through, Cash Flow Deals works to identify a replacement buyer rather than leaving you to start over. Your price stays locked to the original agreement, and the process picks back up without renegotiating from scratch.
How does closing work in Tennessee?
Closing is handled by a licensed title company in Tennessee. There is one title transfer - from you directly to the buyer - which is what makes this clean and straightforward. No double close, no assignment of contract, no secondary parties appearing at the table. You sign, the deed moves, and you receive your proceeds.
Do I need to make repairs before selling?
No. Cash Flow Deals is a strict as-is sale. You do not paint, fix, clean out, or stage anything. The buyer knows the condition of the home when they make their offer, and that condition is locked in at signing. Tennessee sellers use this when they have inherited a property, are behind on payments, or simply want out without a renovation project standing in the way.
