The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Colorado
When a cash investor calls about your home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Colorado home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Colorado questions, answered.
How does selling my house fast in Colorado actually work?
You tell us your situation and target price. We match you with a pre-qualified buyer using real bank financing. Once you agree on terms, the deal moves to a licensed Colorado title company for a single closing. Most sellers in Denver, Colorado Springs, and Aurora close without the back-and-forth of a traditional listing.
Are you investors or real estate agents?
With the Cash offer, we are the buyer: Cash Flow Deals buys the house as-is and closes. Two offers for your house, Cash or Premium, and you choose. The Premium offer: More money. A pre-approved FHA or conventional buyer we already have buys directly from you.
How is this different from selling to a cash buyer?
Cash buyers typically offer 60-75 cents on the dollar because they need room to profit on the resale. Our buyers are through a licensed closing path, so they are paying closer to market value. You get a real buyer, a real price, and you keep more of your equity.
What happens if the buyer's financing falls through?
That is a fair concern, and it is why we only work with buyers who are already pre-qualified before we match them to your property. If a Premium buyer's financing falls through, you can still take our Cash offer.
How does closing work in Colorado?
Closing is handled by a licensed title company in Colorado. There is one title transfer - from you to the buyer - which keeps the process clean, fast, and straightforward. You do not need a separate attorney, and there is no back-to-back double closing that adds cost and complexity.
Do I need to make repairs before I sell?
No. You sell the home as-is. Cash Flow Deals buyers understand the condition of the property before making an offer. You are not responsible for inspections, repairs, or updates. Whatever the home looks like on the day you agree to terms is how it closes.
