A Cash offer and a higher Premium offer, built from as-is sales near you. Pick one and read it with your attorney before you sign.
Cash: one walk-through by our team, no listing. Premium: a pre-approved FHA or conventional buyer we already have buys directly from you.
Close in 45 days or less. With Premium, title goes straight from you to the buyer, and their lender funds it.
Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Augusta
When a cash investor calls about your Richmond County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Augusta home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Augusta questions, answered.
How do I sell my Augusta house fast?
Share your property address and we match you with a buyer through a licensed closing path ready to move. The home sells as-is, and a licensed title company runs the close. You skip the open houses, repair requests, and the uncertainty of waiting on a traditional buyer to get approved.
Are you investors trying to lowball me?
No. Cash Flow Deals works with buyers who use real bank financing, which lets them pay closer to market value than a flipper who needs a heavy discount. You get speed and certainty without sacrificing equity to cover someone else's renovation budget.
How is this different from selling to a cash buyer?
Cash investors discount aggressively because their profit depends on a cheap buy. Financed buyers borrow at market rates and can support a stronger offer. You still get an as-is sale and a firm close date — the difference is you keep more of what your house is worth.
Who handles closing in Augusta?
A licensed title company in Georgia handles the closing. The deal is structured as a single title transfer — one clean transaction with no assignment or double-close layer.
Do I pay fees or commissions?
All fees are disclosed in writing before you sign. Nothing is hidden or deducted at the table without your prior agreement. When you request your offer, ask for the full fee breakdown — we put it on paper so there are no surprises on close day.
How fast can I close on my Augusta home?
We give you a realistic close date before you commit. Speed depends on the buyer's lender and title work, but our structure is built to avoid the delays that drag out traditional listings. Most sellers have a locked date and a clear finish line well before a conventional sale would even go under contract.
