Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in San Antonio
When a cash investor calls about your Bexar County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your San Antonio home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
San Antonio questions, answered.
How do I sell my San Antonio house fast?
Submit your address, get a financed offer within 24-48 hours, and pick your closing date. A licensed Texas title company handles closing, which keeps everything on schedule from day one.
Are you cash buyers or investors in San Antonio?
For the Cash offer, yes: Cash Flow Deals buys the house as-is and closes. Two offers for your house, Cash or Premium, and you choose. The Premium offer: More money. A pre-approved FHA or conventional buyer we already have buys directly from you. There is no wholesaler in the chain, no assignment of contract, and no double close. One buyer, one closing.
How is this different from selling to a cash buyer in San Antonio?
Cash buyers build a large discount into every offer to protect themselves. Our buyers use real bank financing, so they can offer closer to market value. You still get the certainty of an as-is sale — the difference is a better number at the end.
Who handles the closing for my San Antonio home?
A licensed Texas title company manages the closing from escrow to deed transfer. The transaction is structured as a single title transfer — one clean closing with no back-to-back transactions. Everything is handled by licensed professionals and disclosed before you sign.
Will I pay commissions or fees when I sell my San Antonio house?
No upfront fees. The price in your accepted offer is your net, minus standard closing costs that apply in any Texas title-company transaction. Those costs are disclosed in writing before signing, so you know exactly what you will walk away with.
How quickly can I close on my San Antonio house?
Most transactions close in 21-30 days from offer acceptance. The buyer is pre-qualified before the offer is made. A different timeline can be agreed upon before you sign.
