How selling with us works.
Four steps, from your address to closing day.
Type your address and answer a few questions. In business hours, we call you back the same day.
A Cash offer and a higher Premium offer, built from as-is sales near you. Pick one and read it with your attorney before you sign.
Cash: one walk-through by our team, no listing. Premium: it may be listed, and showings are scheduled with you ahead of time.
Close in 45 days or less. With Premium, title goes straight from you to the buyer, and their lender funds it.
Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Hollywood
When a cash investor calls about your Broward County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Hollywood home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through Title Guaranty of South Florida. Our licensed agent Camilo Palacio (Florida License SL3280644, REALTOR®) and Silver Door Realty LLC (License CQ1064903), a licensed florida brokerage, are the professional backbone of every transaction. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Hollywood questions, answered.
How is my Hollywood home offer calculated?
Your offer is based on actual market value — the same comps a bank appraiser would use. Because our buyers finance through FHA or conventional loans rather than flipping the property, they can pay more than an all-cash investor who needs a deep discount to profit.
How fast can I close on my Hollywood house?
45 days or less; the seller helps pick the date. The timeline depends on buyer loan processing, but the process moves significantly faster than listing on the MLS where average days-on-market in Broward County often exceed 60 days.
Do I need to make repairs before selling?
No. CFD buys AS-IS. You do not need to clean, repair, stage, or show the property. The buyer through a licensed closing path accepts the home in its current condition — no inspection repair demands required from you.
What fees or commissions do I pay?
You pay zero agent commissions out of your proceeds. CFD's fee appears as its own separate line on the closing statement and does not come out of what the seller nets. There are no hidden deductions from your side.
What happens if the buyer's financing falls through?
If a Premium buyer's financing falls through, you can still take our Cash offer.
Who handles the closing and title work?
All Hollywood closings are handled through Title Guaranty of South Florida. There is one direct title transfer, meaning no double close and no wholesale assignment. CFD operates through Silver Door Realty LLC (CQ1064903), a licensed Florida brokerage.
