The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Indiana
When a cash investor calls about your home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Indiana home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Indiana questions, answered.
How do I sell my house fast in Indiana?
Cash Flow Deals matches your property with pre-qualified buyers who are already approved for FHA or conventional financing. You agree on a price and move toward a single closing. There are no open houses, no repair negotiations, and no extended listing periods draining your time.
Are you investors or real estate agents?
With the Cash offer, we are the buyer: Cash Flow Deals buys the house as-is and closes. Two offers for your house, Cash or Premium, and you choose. The Premium offer: More money. A pre-approved FHA or conventional buyer we already have buys directly from you.
How is this different from a cash buyer?
A cash buyer - or iBuyer - typically discounts your price to account for their risk and resale margin. Cash Flow Deals brings you a buyer through a licensed closing path who pays closer to real market value because they are buying to own and live in the home. The trade-off is that bank financing takes a few extra weeks compared to a cash close, but your net proceeds are typically higher.
What happens if the buyer's financing falls through?
We work with buyers who are already pre-approved before your property is matched, which significantly reduces fall-through risk. If a Premium buyer's financing falls through, you can still take our Cash offer.
How does closing work in Indiana?
Closing is handled through a licensed Indiana title company that manages the single title transfer from you to the end buyer. There is no double-close and no assignment of contract - just one clean transaction. The title company coordinates with the buyer's lender to fund and record the deed.
Do I need to make repairs before selling?
No. Cash Flow Deals purchases are as-is, meaning you are not required to fix anything before closing. The buyer and their lender accept the property in its current condition. You do not need to clean out the home, make cosmetic updates, or hire a contractor.
