A Cash offer and a higher Premium offer, built from as-is sales near you. Pick one and read it with your attorney before you sign.
Cash: one walk-through by our team, no listing. Premium: a pre-approved FHA or conventional buyer we already have buys directly from you.
Close in 45 days or less. With Premium, title goes straight from you to the buyer, and their lender funds it.
Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Memphis
When a cash investor calls about your Shelby County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Memphis home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Memphis questions, answered.
How do I sell my Memphis house fast?
Submit your property address and we match you with a buyer through a licensed closing path. No repairs are required, and there are no open-market showings. A licensed title company handles closing. The process is structured to move faster than a traditional listing while protecting your net proceeds.
Are you investors trying to flip my house?
No. We are not a flipping operation or wholesaler. The buyer plans to own the home, and the transaction closes through a licensed title company — the same way a conventional sale would close.
How is this different from selling to a cash buyer?
Cash buyers in Memphis routinely discount offers 20-30% below market to protect their margins. Our financed buyers operate closer to market value because a bank underwrites the deal. Your sale is still as-is — you just walk away with more money than a cash offer would deliver.
Who handles the closing in Memphis?
A licensed title company handles the closing. No assignment, no double-close.
Do I pay agent fees or commissions?
There is no traditional listing commission. The price in your accepted offer is what you net, minus the standard closing costs that apply to any Tennessee home sale. No fees are added after you sign. When you receive an offer, request a full net sheet so you can compare it against any other offer on the table.
How fast can I close on my Memphis home?
The timeline is faster than a traditional sale because there are no repair negotiations. Actual closing speed depends on buyer financing approval and title clearance. A licensed title company sets the closing date once the title search is complete. Most sellers find the process significantly shorter than listing on the open market.
