Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Fort Myers
When a cash investor calls about your Lee County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Fort Myers home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through Title Guaranty of South Florida. Our licensed agent Camilo Palacio (Florida License SL3280644, REALTOR®) and Silver Door Realty LLC (License CQ1064903), a licensed florida brokerage, are the professional backbone of every transaction. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Fort Myers questions, answered.
How is my Fort Myers offer calculated?
Your offer is based on what a buyer through a licensed closing path — through a licensed closing path — can actually borrow against your home's current market value in Lee County. That means you receive a real market-based price, not a discounted number built around an investor's flip margin.
How long does it take to close in Fort Myers?
45 days or less; the seller helps pick the date. The exact timeline depends on the buyer's financing and Title Guaranty of South Florida's schedule. That is typically faster than a traditional MLS listing, which averages 60 to 90 days from list to close in Lee County.
Do I need to make repairs before selling?
No. Cash Flow Deals buys homes in Fort Myers completely AS-IS. You do not need to repair, clean, paint, or stage anything. The buyer accepts the property in its current condition, and there are no inspection contingencies requiring you to fix anything.
Are there agent commissions or seller fees?
No agent commissions come out of your proceeds. The CFD fee appears as its own separate line on the closing statement and does not reduce what you walk away with. You pay no listing fees, no buyer-agent commissions, and no traditional seller closing costs tied to representation.
What happens if the buyer's financing falls through?
If a Premium buyer's financing falls through, you can still take our Cash offer.
Who handles the closing and title work?
All Fort Myers closings go through Title Guaranty of South Florida. There is one direct title transfer, so the property goes straight from you to the end buyer. No double close, no assignment, no chain of title complications. Cash Flow Deals operates through Silver Door Realty LLC (CQ1064903), a licensed Florida brokerage.
