What makes Cash Flow Deals different from a cash investor in Ohio
When a cash investor calls about your home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
While your contract is active, we simultaneously run your Ohio home through our network of pre-approved FHA and conventional buyers — families ready to move in, not investors looking to flip. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission — standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
If the buyer's loan falls through for any reason, Cash Flow Deals closes as the buyer at the same locked price. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. Outside of that, you never restart, reprice, or go back to sorting through cash investor postcards. One price, one title company, one clean transfer from your name to the buyer, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. Our team, backed by Camilo Palacio (Florida License SL3280644, REALTOR®) and Silver Door Realty LLC (License CQ1064903), a licensed florida brokerage led by broker Michelle Paez (Florida Broker License BK3256399), is the professional backbone of every transaction, coordinating with licensed local closing professionals in your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Ohio questions, answered.
How can I sell my house fast in Ohio?
Cash Flow Deals matches your property with pre-qualified buyers who already have bank financing lined up. Once we agree on a price, it is locked in writing at signing. From there, a licensed Ohio title company handles the paperwork and coordinates closing, no listing, no showings, no waiting for an offer to materialize.
Are you investors or real estate agents?
Neither. Cash Flow Deals is not a cash investor flipping your home, and we are not a traditional real estate agency listing it on the MLS. We are a buyer-matching platform that connects sellers directly with buyer through a licensed closing paths through a licensed Ohio brokerage. One transaction, one title transfer.
How is this different from selling to a cash buyer?
Cash buyers, iBuyers included, typically discount your price heavily to account for their risk and resale margin. Our buyers use FHA or conventional financing, which means they are qualified homeowners paying closer to market value. You get a fair price locked at signing instead of a lowball cash offer driven by investor profit math.
What happens if the buyer's financing falls through?
It is a real risk with any financed buyer, and we do not pretend otherwise. That is why Cash Flow Deals vets buyer qualification before matching. If financing does fall through, we work to rematch your property rather than leaving you stranded. Your signed price remains the benchmark for any replacement buyer.
How does closing work in Ohio?
Closing is handled by a licensed title company in Ohio. The title company runs a title search, clears any liens, prepares closing documents, and coordinates the single transfer of ownership from you to the buyer. There is no double-close and no assignment of contract, just one clean transaction on record.
Do I need to make repairs before selling?
No. Cash Flow Deals transactions are as-is. You do not patch, paint, clean out, or renovate anything. The price agreed to at signing already accounts for the property's current condition, so there are no repair credits negotiated after the fact and no inspection surprises that blow up the deal.
