A Cash offer and a higher Premium offer, built from as-is sales near you. Pick one and read it with your attorney before you sign.
Cash: one walk-through by our team, no listing. Premium: a pre-approved FHA or conventional buyer we already have buys directly from you.
Close in 45 days or less. With Premium, title goes straight from you to the buyer, and their lender funds it.
Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Mesa
When a cash investor calls about your Maricopa County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Mesa home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Mesa questions, answered.
How do I sell my Mesa house fast?
Submit your address and we match you with a qualified buyer through a licensed closing path in the Mesa and East Valley area. No repairs are needed, and a licensed title company manages the closing from start to finish. You avoid open houses, repair negotiations, and the drawn-out contingency period of a traditional listing.
Are you investors trying to flip my house?
No. Cash Flow Deals is not an iBuyer. We connect Mesa sellers with real buyers who finance through a bank and intend to own the home. You receive a market-reflective offer rather than a discounted investor price, and the deal closes through a licensed Arizona title company just like any standard sale.
How is this different from selling to a cash buyer?
Cash buyers build a large discount into their offer to cover their risk and resale costs. Our buyers use real bank financing, so their offers are based on actual market value. You still skip the hassle — no repairs, no listing — but you walk away with more equity from your Mesa home.
Who handles the closing?
A licensed title company in Arizona manages the closing. There is no double close and no contract assignment involved. Every figure is confirmed by the title company before closing so there are no surprises at the table.
Do I pay any fees or commissions?
All applicable fees are disclosed in writing before you sign anything. There are no hidden deductions or unexpected charges at closing. What is agreed at signing is what you receive, confirmed in full by the title company before the transaction is finalized.
How fast can I close on my Mesa home?
The timeline depends on your transaction specifics, but the process is designed to close faster than a traditional listing. With the buyer already matched, you skip the biggest time sinks — back-and-forth repair negotiations, multiple showings, and waiting on financing approvals. Your coordinator will walk you through a realistic schedule on the first call.
