I give this company 5 stars. And I never give 5 stars, but Cash Flow Deals deserves everyone and more.

What makes Cash Flow Deals different from a cash investor in North Carolina

When a cash investor calls about your home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.

While your contract is active, we simultaneously run your North Carolina home through our network of pre-approved FHA and conventional buyers — families ready to move in, not investors looking to flip. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission — standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.

If the buyer's loan falls through for any reason, Cash Flow Deals closes as the buyer at the same locked price. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. Outside of that, you never restart, reprice, or go back to sorting through cash investor postcards. One price, one title company, one clean transfer from your name to the buyer, that is the CFD path.

Every closing runs through a licensed title or escrow company local to your state. Our team, backed by Camilo Palacio (Florida License SL3280644, REALTOR®) and Silver Door Realty LLC (License CQ1064903), a licensed florida brokerage led by broker Michelle Paez (Florida Broker License BK3256399), is the professional backbone of every transaction, coordinating with licensed local closing professionals in your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.

North Carolina questions, answered.

How do I sell my house fast in North Carolina?

You request an offer through Cash Flow Deals and we match your property with a pre-approved buyer using real bank financing. Your price is locked the day you sign. No listing, no showings, no waiting on the open market.

Are you investors or real estate agents?

Neither. Cash Flow Deals works through a licensed North Carolina brokerage to match sellers with end buyers who are already approved for licensed financing paths. We are not flippers, iBuyers, or wholesalers making lowball cash offers.

How is this different from selling to a cash buyer?

Cash buyers typically offer 60-75 cents on the dollar so they can profit on a resale. Our buyers use real bank financing, which means they can pay closer to market value. You get a fair price without handing your equity to a middleman.

What happens if the buyer's financing falls through?

Every buyer we match is pre-approved before we lock your price. If financing does fall through for any reason, we work to re-match your property with another qualified buyer rather than leaving you stranded. The price you agreed to at signing is our commitment.

How does closing work in North Carolina?

Closing is handled through a licensed title company in North Carolina in a single title transfer - one contract, one closing, one clean transaction. There is no double-close, no assignment of contract, and no extra layers that complicate the process or cost you more.

Do I need to make repairs before selling?

No. You sell the property as-is, in its current condition. Our buyers know what they are purchasing and their financing accounts for it. You do not need to fix anything, clean anything out, or spend money getting the home market-ready.
