A Cash offer and a higher Premium offer, built from as-is sales near you. Pick one and read it with your attorney before you sign.
Cash: one walk-through by our team, no listing. Premium: a pre-approved FHA or conventional buyer we already have buys directly from you.
Close in 45 days or less. With Premium, title goes straight from you to the buyer, and their lender funds it.
Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Savannah
When a cash investor calls about your Chatham County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Savannah home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Savannah questions, answered.
How do I sell my Savannah house fast?
Provide your property address and we connect you with a buyer through a licensed closing path ready to close. The sale is as-is, and a licensed title company manages the close. No listing prep, no showings, no buyer contingencies dragging out your timeline.
Are you investors trying to lowball me?
No. We work with buyers who use bank financing — they can pay closer to real market value because they are not buying to flip. You still get a fast, certain close, just without handing over your equity to cover an investor's renovation profit.
How is this different from selling to a cash buyer?
A cash investor's offer is built around their flip margin — your discount is their profit. Financed buyers borrow at market rates and can support a stronger price. You still get as-is condition and a firm close date. The difference shows up in your net proceeds.
Who handles closing in Savannah?
Closing is managed by a licensed title company in Georgia. The transaction is a single title transfer — one clean close with no assignment layer or double-close structure.
Do I pay any fees or commissions?
Every fee is disclosed in writing before you commit to anything. You know exactly what you will net before you sign. When you request your offer, ask for the full fee schedule — we document it so there is nothing to discover at the closing table.
How fast can I close on my Savannah home?
Close timing depends on the buyer's lender and title clearance, but our process is structured to move faster than a traditional listing. You get a target close date before you sign, not after. Most sellers have a clear finish line before a conventional listing would even attract a qualified offer.
