Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Richmond
When a cash investor calls about your Henrico County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Richmond home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Richmond questions, answered.
How do I sell my Richmond house fast?
Contact Cash Flow Deals and move straight to closing through a licensed title company. No listings, no showings, no waiting on a buyer to qualify. The process is designed to move quickly because the buyer financing is arranged before you ever sign.
Are you investors trying to lowball me?
No. Cash Flow Deals connects you with buyer through a licensed closing paths, not cash investors looking for a steep discount. Because the buyer uses financing, the offer reflects closer to market value — meaning a higher net for you compared to a typical cash investor offer.
How is this different from selling to a cash buyer?
A cash buyer typically discounts heavily because they're funding from their own pocket and need a margin. Our buyers use bank financing, so the price is stronger. You still get the same certainty — as-is sale, single closing — without taking the cash-buyer haircut.
Who handles the closing in Richmond?
Closing is handled through a licensed title company here in Virginia.
Do I pay any fees or commissions?
Cash Flow Deals is transparent about costs before you sign anything. There are no surprise fees added at the table. Your net is clear from the start because the as-is condition means zero repair credits or concession negotiations after the fact.
How fast can I actually close on my Richmond home?
Timelines depend on your situation and the title process, but because buyer financing is pre-arranged and you're selling as-is, there are no repair delays or re-negotiation holds. Many sellers move from signed agreement to closed title significantly faster than a traditional MLS sale.
