Close in 45 days or less. With Premium, title goes straight from you to the buyer, and their lender funds it.
Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Baltimore
When a cash investor calls about your Baltimore City home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Baltimore home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Baltimore questions, answered.
How do I sell my Baltimore house fast?
Submit your address and we match you with a buyer through a licensed closing path ready to move. You skip repairs and showings, and closing runs through a licensed title company. The process is straightforward from first contact to keys handed over.
Are you investors trying to lowball me?
No. We connect you with real buyers who use bank financing, which means they can pay closer to market value. You get the speed and certainty of a cash-style deal without accepting a deep investor discount.
How is this different from selling to a cash buyer?
A typical cash buyer is an investor aiming for a steep discount. Our buyers use bank financing, so they pay more. The deal still closes as-is with no repairs — you get the same certainty without leaving money on the table.
Who handles closing on my Baltimore home?
Closing is handled by a licensed title company through a single title transfer. There is no double close and no assignment.
Do I pay any fees or commissions?
Our fee structure is disclosed upfront before you sign anything. Because buyers bring financing and pay closer to market value, sellers typically net more than they would from a cash investor offer even after accounting for any fees involved in the transaction.
How fast can I close on my Baltimore property?
Timeline depends on buyer financing and title clearance, but the process is designed to move quickly. Once title work begins, closings typically happen faster than a traditional listing — without the open houses, contingencies, or repair negotiations.
