Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Tucson
When a cash investor calls about your Pima County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Tucson home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Tucson questions, answered.
How do I sell my Tucson house fast?
Submit your property address and we match you with a buyer through a licensed closing path in the Tucson area. No repairs are required, and a licensed title company manages closing. You skip open houses, repair negotiations, and the uncertainty of waiting for a buyer's financing to clear after an accepted offer.
Are you investors trying to flip my house?
No. Cash Flow Deals is not an iBuyer. We connect homeowners with buyer through a licensed closing paths who plan to own the property. You receive a market-reflective offer, not an investor discount. The transaction closes through a licensed Arizona title company the same way a standard sale does.
How is this different from selling to a cash buyer?
Cash buyers typically discount their offers significantly to protect their resale margin. Our buyers finance through a bank, so their offers reflect actual market value. You still get the simplicity — no repairs, no listing — but you keep more of the equity you have built in your Tucson home.
Who handles the closing?
A licensed title company in Arizona handles the closing. There is no double close and no assignment. Your proceeds are verified and disbursed at closing exactly as agreed at signing.
Do I pay any fees or commissions?
All fees are disclosed upfront before you sign any agreement. There are no hidden costs or surprise deductions at the closing table. The title company confirms every figure before close so you know exactly what you walk away with.
How fast can I close on my Tucson home?
Closing timelines depend on your specific transaction, but the process is built to move quickly. With the buyer already matched, you avoid the delays that slow most traditional sales — repeated showings, repair demands, and financing contingencies. Your coordinator will provide a clear timeline during your first consultation.
