A Cash offer and a higher Premium offer, built from as-is sales near you. Pick one and read it with your attorney before you sign.
Cash: one walk-through by our team, no listing. Premium: a pre-approved FHA or conventional buyer we already have buys directly from you.
Close in 45 days or less. With Premium, title goes straight from you to the buyer, and their lender funds it.
Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Denver
When a cash investor calls about your Denver County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Denver home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Denver questions, answered.
How do I sell my Denver house fast?
Submit your address and basic property details. We match you with a buyer through a licensed closing path and move straight to title. No repairs, no open houses, no waiting on an appraisal contingency to clear. Most sellers reach the closing table significantly faster than a traditional MLS listing.
Are you investors looking to flip my house?
No. We connect sellers with real buyers who are financing the purchase through a bank. You get a market-aligned price — not a deeply discounted cash offer designed to leave room for a flip margin.
How is this different from selling to a cash buyer?
Cash buyers discount heavily to account for carrying cost and resale risk. Our financed buyers pay more because they are buying to own, not to resell. The deal closes through a licensed title company, and you still avoid repairs and showings — same certainty, better number.
Who handles the closing in Denver?
Closing is handled by a licensed title company in Colorado. You are not dealing with a gray-area assignment or a double close.
Do I pay fees or commissions?
Seller fees are disclosed upfront before you sign anything. There are no hidden charges added at closing. The goal is a clean, predictable transaction — you know your net proceeds before you commit.
How fast can I close on my Denver home?
Timeline depends on buyer financing and title work, but the process is designed to move faster than a traditional sale. Because you sell as-is with no repair negotiation and no open-market contingencies, the path to closing is shorter. Your agent will give you a realistic timeline at the time of offer.
