Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Pensacola
When a cash investor calls about your Escambia County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Pensacola home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through Title Guaranty of South Florida. Our licensed agent Camilo Palacio (Florida License SL3280644, REALTOR®) and Silver Door Realty LLC (License CQ1064903), a licensed florida brokerage, are the professional backbone of every transaction. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Pensacola questions, answered.
How do I sell my house fast in Pensacola?
Tell us about your Escambia County home and we connect you with a real buyer through a licensed closing path through a licensed closing path, which usually nets you more than a cash investor lowball. If a Premium buyer's financing falls through, you can still take our Cash offer. If the inspection turns up a structural-tier issue that was not visible or disclosed before signing, we re-cost the repair and bring the number back to you. Your call, and everything is disclosed.
Are you real estate agents or investors in Pensacola?
We're real estate investors. In Florida we partner with Silver Door Realty, LLC, a licensed Florida brokerage (CQ1064903) and NAR member, with licensed associate Camilo Palacio (SL3280644, REALTOR®) in the deal. That means your Pensacola sale has a licensed brokerage in the loop from start to close.
How is this different from a cash investor in Pensacola?
A typical cash investor in Pensacola offers a lowball so they can flip it for profit. We bring you a real buyer through a licensed closing path instead, which usually puts more money in your pocket.
Who handles the closing on my Pensacola home?
Florida closings go through Title Guaranty of South Florida. It's one direct title transfer from you to the buyer, not a double close or a wholesale assignment. Cash Flow Deals is paid as a separate line on the closing statement, so you see exactly what's happening before you agree to anything.
Do I pay any fees to sell my Pensacola house this way?
Cash Flow Deals is paid as a separate line item on the closing statement, spelled out so you see exactly what you net before you ever agree to anything. There are no hidden fees buried in your price.
Will you still buy my house if the buyer's loan falls through?
Yes. If a Premium buyer's financing falls through, you can still take our Cash offer. If the inspection turns up a structural-tier issue that was not visible or disclosed before signing, we re-cost the repair and bring the number back to you. Your call, and everything is disclosed.
