I give this company 5 stars. And I never give 5 stars, but Cash Flow Deals deserves everyone and more.

What makes Cash Flow Deals different from a cash investor in Nevada

When a cash investor calls about your home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.

While your contract is active, we simultaneously run your Nevada home through our network of pre-approved FHA and conventional buyers — families ready to move in, not investors looking to flip. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission — standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.

If the buyer's loan falls through for any reason, Cash Flow Deals closes as the buyer at the same locked price. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. Outside of that, you never restart, reprice, or go back to sorting through cash investor postcards. One price, one title company, one clean transfer from your name to the buyer, that is the CFD path.

Every closing runs through a licensed title or escrow company local to your state. Our team, backed by Camilo Palacio (Florida License SL3280644, REALTOR®) and Silver Door Realty LLC (License CQ1064903), a licensed florida brokerage led by broker Michelle Paez (Florida Broker License BK3256399), is the professional backbone of every transaction, coordinating with licensed local closing professionals in your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.

Nevada questions, answered.

How do I sell my house fast in Nevada?

Submit your address and we match you with a pre-qualified buyer using real bank financing. Your price gets locked in the purchase contract at signing. From there, the buyer's lender handles the timeline and you close through a licensed Nevada title company. Most homeowners in Las Vegas, Henderson, and Reno complete the process without listing, open houses, or months of waiting.

Are you investors or real estate agents?

Neither. Cash Flow Deals is a transaction platform that connects homeowners with real buyers who are financing through licensed financing paths. We work alongside a licensed Nevada brokerage to facilitate the deal. You are not selling to us - you are selling to a real buyer with a real mortgage.

How is this different from selling to a cash buyer or iBuyer?

Cash buyers and iBuyers buy at a discount because they carry the risk. Our buyers close through a licensed title-company path, which means they qualify for full market-range pricing and are not flipping your home for profit. You also deal with one buyer, one contract, and one title transfer - no assignment fee buried in the deal, no double-close where your sale funds another transaction.

What happens if the buyer's financing falls through?

We pre-qualify buyers before they make an offer, which significantly reduces that risk. If a financing issue does arise, we work to resolve it or identify a replacement buyer rather than leaving you stranded. The goal is a closed transaction, not a signed contract that quietly dies in escrow.

How does closing work in Nevada?

Nevada is an escrow state, so closing is handled by a licensed Nevada title company that holds funds and coordinates the paperwork. There is a single title transfer from you to the buyer - no intermediate entity, no chain of title complications. You sign once, the lender funds, and you receive your proceeds at close.

Do I need to make repairs before selling?

No. Homes sell as-is through Cash Flow Deals. The buyer and their lender accept the property in its current condition, so you are not required to fix, stage, or clean anything before closing. This is built into how the transaction is structured from the start, not negotiated after an inspection report lands on the table.
