The cash investor math

A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.

With either offer

  • You get the amount you agree to, and we'll handle any costs on top of that.
  • Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you

Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.

What makes Cash Flow Deals different from a cash investor in Austin

When a cash investor calls about your Travis County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.

With our Premium offer, while your contract is active, we run your Austin home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.

You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.

Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.

Austin questions, answered.

How do I sell my Austin house fast?

Submit your property address, receive a financed offer within 24-48 hours, and set your closing date. A licensed Texas title company manages closing, so the process runs on a predictable timeline from start to finish.

Is Cash Flow Deals an iBuyer or real estate investor in Austin?

No. We are not an iBuyer platform, not a wholesaler, and we do not assign contracts. One buyer, one price, one closing — that is the entire transaction structure.

How is this different from selling to a cash buyer in Austin?

Cash buyers discount heavily to account for risk and carrying costs. Our buyers use real bank financing, which lets them pay closer to market value. You still get an as-is sale and a fast close — just a better net number than a cash lowball.

Who handles the closing on my Austin home?

A licensed Texas title company manages every aspect of closing — escrow, deed preparation, and legal transfer. The deal is structured as a single title transfer, meaning one clean closing with no back-to-back transactions and no surprise fees discovered at the table.

Do I pay agent commissions or seller fees in Austin?

No upfront fees. The number in your accepted offer is your net, minus standard Texas closing costs that apply in any title-company-managed transaction. All costs are disclosed in writing before you sign. Nothing is added after the fact.

How fast can I close on my Austin house?

Most closings happen within 21-30 days of offer acceptance. Buyers are pre-qualified before submitting an offer. If you need a faster or slower date, that is agreed upon before signing.
