Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Kansas City
When a cash investor calls about your Jackson County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Kansas City home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Kansas City questions, answered.
How do I sell my Kansas City house fast?
Contact Cash Flow Deals for an offer. We match your home with a buyer through a licensed closing path and move to closing through a licensed title company. The process skips the traditional listing timeline — no showings, no open houses, no waiting on buyer financing to materialize after the fact.
Are you investors trying to lowball me?
No. Cash Flow Deals is not an iBuyer. We bring buyer through a licensed closing paths whose offers are typically higher than cash investor lowballs.
How is this different from selling to a cash buyer?
Cash buyers discount heavily because they're taking all the risk. Our buyers use real bank financing, so they can pay closer to market value. You get better money with the same certainty and speed.
Who handles the closing in Kansas City?
A licensed title company handles closing, the same as any standard real estate transaction in Missouri. You are not navigating this alone — every step has a professional accountable for it.
Do I pay any fees or commissions?
Our fee structure is disclosed upfront before you sign anything. There are no surprise deductions at the closing table. Ask during your initial consultation so you know exactly what you net — and can compare it honestly against any other offer you receive.
How fast can I close on my Kansas City home?
Timeline depends on your situation and the buyer's financing, but we move significantly faster than a traditional listing. Once the title company opens escrow, there is no prolonged contingency period or repeated buyer renegotiations. We can walk you through a realistic timeline on your first call.
