A Cash offer and a higher Premium offer, built from as-is sales near you. Pick one and read it with your attorney before you sign.
Cash: one walk-through by our team, no listing. Premium: a pre-approved FHA or conventional buyer we already have buys directly from you.
Close in 45 days or less. With Premium, title goes straight from you to the buyer, and their lender funds it.
Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Atlanta
When a cash investor calls about your Fulton County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Atlanta home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Atlanta questions, answered.
How do I sell my Atlanta house fast?
Submit your address and we match you with a buyer through a licensed closing path ready to close. The home sells as-is, and closing runs through a licensed title company. No open houses, no repair negotiations, no waiting on a buyer to find a mortgage after you accept.
Are you investors trying to lowball me?
No. We work with real buyers who use bank financing, which typically supports a higher offer than a cash investor who needs a deep discount to flip. You keep more equity while still getting the speed and certainty of a fast close.
How is this different from selling to a cash buyer?
A cash investor needs a steep discount to make their flip work. Our financed buyers borrow at market rates, so they can pay closer to full value. You still get an as-is sale and a firm close date — just without giving away tens of thousands to cover an investor's margin.
Who handles the closing in Atlanta?
Closing is handled by a licensed title company. The transaction runs as a single title transfer — one clean close, no assignment or double-close structure.
Do I pay any fees or commissions?
Our fee structure is disclosed upfront before you sign anything. There are no surprise deductions at the table. What you agree to at signing is what you walk away with. Ask us for the full breakdown when you request your offer — we put it in writing.
How fast can I close on my Atlanta home?
Timeline depends on the buyer's lender and title work, but financed closings through our process are structured to move quickly. Once the title company is engaged, most transactions reach the table faster than a traditional listing. We give you a realistic close date upfront.
