How selling with us works.
Four steps, from your address to closing day.
Type your address and answer a few questions. In business hours, we call you back the same day.
A Cash offer and a higher Premium offer, built from as-is sales near you. Pick one and read it with your attorney before you sign.
Cash: one walk-through by our team, no listing. Premium: a pre-approved FHA or conventional buyer we already have buys directly from you.
Close in 45 days or less. With Premium, title goes straight from you to the buyer, and their lender funds it.
Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Cleveland
When a cash investor calls about your Cuyahoga County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Cleveland home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Cleveland questions, answered.
How do I sell my Cleveland house fast?
Submit your address and we match you with a buyer through a licensed closing path in days. The sale is as-is, and closing runs through a licensed title company. No repairs, no open houses, no months sitting on the MLS.
Are you investors trying to lowball me?
No. We connect Cleveland homeowners with buyers using real bank financing — not investors looking to flip at a steep discount. That means a better offer than a typical cash buyer while keeping the same speed and certainty you need.
How is this different from selling to a cash buyer?
Cash investors price in large discounts because they bear the resale risk. Our financed buyers use actual bank funding, so offers reflect true market value. You sell as-is, and you still close without the traditional listing hassle.
Who handles the closing in Cleveland?
A licensed Ohio title company runs the transaction from contract through closing.
Do I pay any fees or commissions?
Every fee is disclosed upfront in your contract — nothing hidden at closing.
How fast can I close on my Cleveland home?
Most financed closings happen within a few weeks of a signed contract, subject to the buyer's lender schedule. Your price is fixed from the moment you sign, so you know your exact net at closing no matter when that date lands.
