Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Gainesville
When a cash investor calls about your Alachua County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Gainesville home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through Title Guaranty of South Florida. Our licensed agent Camilo Palacio (Florida License SL3280644, REALTOR®) and Silver Door Realty LLC (License CQ1064903), a licensed florida brokerage, are the professional backbone of every transaction. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
The out-of-state landlord problem near UF Thousands of Gainesville rental properties are owned by investors who bought near campus, moved away, and are now managing deferred maintenance from a distance. Tenant turnover, aging electrical, and unreturned calls from local contractors make listing retail nearly impossible. Cash Flow Deals takes the property as-is, tenant in place if needed.
Why 1950s-70s Gainesville homes stall on the MLS Older housing stock near the University of Florida routinely triggers lender repair requirements — roof age, wiring, plumbing — that kill conventional deals at the inspection phase. Retail buyers walk or re-trade the price down after appraisal. Your price is set at signing. Title Guaranty of South Florida handles closing. One contract, no surprises.
Gainesville questions, answered.
Are you cash buyers in Gainesville?
For the Cash offer, yes: Cash Flow Deals buys the house as-is and closes. Two offers for your house, Cash or Premium, and you choose. The Premium offer: More money. A pre-approved FHA or conventional buyer we already have buys directly from you.
My Gainesville rental has a tenant. Can you still buy it?
Yes. Tenant-occupied properties are common in our Gainesville pipeline. We assess the situation during our initial review and structure the sale around the existing occupancy. You do not need to evict or wait for the lease to expire.
Will deferred maintenance on my UF-area home kill the deal?
Not with CFD. We take properties as-is — no repairs, no cleanout required before closing. Title Guaranty of South Florida coordinates closing. Our fee is a separate line on the closing statement, not a deduction from your price.
