Close in 45 days or less. With Premium, title goes straight from you to the buyer, and their lender funds it.
Three ways to sell your house.
Two offers from us, or a listing on your own.
The cash investor math
A cash investor's offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer.
With either offer
- You get the amount you agree to, and we'll handle any costs on top of that.
- Premium buyer's financing falls through? You can still take our Cash offer.
How Premium works for you
Premium is our business model. You sign with us at a number you agree to and give us permission to bring in a buyer in our place. When a real FHA or conventional buyer is ready, they sign a new contract directly with you. Title goes straight from you to them, and their lender funds it. We're paid as a separate line on the closing statement.
What makes Cash Flow Deals different from a cash investor in Houston
When a cash investor calls about your Harris County home, their offer is built on a formula: roughly 70 percent of after-repair value minus repairs. On a $350,000 home, that is a $195,000 to $210,000 offer. The investor needs that margin to renovate and resell at a profit. The gap between what they offer and what your home is worth is their revenue. It comes directly out of your equity.
With our Premium offer, while your contract is active, we run your Houston home through our network of pre-approved FHA and conventional buyers, families ready to move in, not investors buying to resell. Any premium those buyers generate above your contracted price goes toward covering repairs, closing costs, and the buyer's agent commission, standard procedure on our side. You see none of that complexity. You see your price, your close date, and your check.
You get two offers and choose. With our Cash offer, we buy the house as-is and close. With our Premium offer, a higher number, a pre-approved FHA or conventional buyer we already have buys directly from you, and if that buyer's financing falls through, you can still take our Cash offer. Your number holds either way, with one exception. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. One clean closing, that is the CFD path.
Every closing runs through a licensed title or escrow company local to your state. CFD's fee is a separate, visible line on your settlement statement, not hidden in a commission or taken before you see the net.
Houston questions, answered.
How do I sell my Houston house fast?
Submit your property address, receive a financed offer within 24-48 hours, and choose your closing date. Closing runs through a licensed Texas title company, which keeps the timeline tight and the process clean.
Are you investors buying houses in Houston?
For the Cash offer, yes: Cash Flow Deals buys the house as-is and closes. Two offers for your house, Cash or Premium, and you choose. The Premium offer: More money. A pre-approved FHA or conventional buyer we already have buys directly from you. There is no wholesaler fee, no assignment of contract, and no double close.
How is this different from a Houston cash buyer?
Cash buyers price in every risk they take, which means a steep discount to you. Our financed buyers use real bank loans and can pay closer to market value.
Who handles the closing in Houston?
A licensed Texas title company manages the entire closing. It is a single title transfer — one closing, no back-to-back transactions. The title company holds escrow, prepares the deed, and ensures all parties are legally protected before any money changes hands.
Do I pay commissions or fees when selling my Houston home?
No upfront fees. The offer you accept is what you net, minus standard closing costs that apply in any Texas title-company closing. All fees are disclosed in writing before you sign anything, so there are no surprises at the closing table.
How fast can I close on my Houston house?
Most closings complete in 21-30 days after accepting an offer. Because the buyer arrives pre-qualified and the price does not move after signing, repair-demand delays and renegotiation delays are eliminated. A faster or slower timeline can be negotiated before you sign.
