Gaston County resets every tax value on January 1, 2027. Your notice of the new value comes in February, and your tax bill in July. You can read the market now: Gaston had 1,078 active listings in September 2026, the most in any month of Realtor.com's series, which starts in July 2016. If you own a Gaston rental, compare both offers from Cash Flow Deals: the Fast Cash Offer, where we buy your house as-is and close, and the Premium Cash Offer, where a pre-approved FHA or conventional buyer we already have, ready to go, pays more and buys directly from you. You choose.

Your New Value Arrives in February. Your Tax Bill Comes in July
Gaston County is reappraising all land and buildings in the county as of January 1, 2027. Your notice of the new assessed value arrives in February 2027. Your tax bill follows in July 2027. Today's values date from the last reappraisal, effective January 1, 2023.
A new value isn't a new bill. The county says a reappraisal is separate from taxation, and that the Board of County Commissioners and each city or town set tax rates in the annual budget process, in late spring. Your bill is your tax value divided by 100, times that rate. And the county adds that a higher value may or may not mean a higher bill.
The values come from sales that already happened: the county says it models them on transactions typically within two years of the reappraisal date, and its Assessor's Office reports 4,390 qualified sales in 2025 and 4,471 in 2024 for this reappraisal.
That makes the county's value an estimate built from past sales. In our view, a price comes from what the market tells us a home is worth today. First decision: sell soon or hold. If you might sell in the next few months, get your options now. If you'll hold, February's notice is your first look at the new value.
1,078 Gaston Listings in September, the Most in the Series. Price Against Them
Realtor.com counted 1,078 active listings in Gaston County in September 2026. That's the most in any month of its series, which starts in July 2016. A year earlier, 1,004. In September 2023, 448. The count has more than doubled since.
The count covers single-family and condo or townhome listings across the whole county and leaves out pending ones, and because it counts listings rather than sales, it can't tell you who's selling or which of those homes compete with yours.
Pending listings were flat. There were 446 in September 2026 and 446 a year earlier. Price cuts ticked up. In September 2026, 498 listings had their price reduced, the most for any September in the series. September 2025 had 488.
In our view, views and offers from real buyers show a home's value better than any guess. We think a home that draws no interest is priced too high next to the homes buyers do want, and we think buyers walk when the price doesn't match the condition they see in person, so price the house as it stands today. Among comparable homes, the best value draws buyers first.
Second decision: your list price. Set it against the Gaston County homes buyers are choosing now.
Selling a Rented Gaston Home: Listing, Fast Cash Offer or Premium Cash Offer
With a tenant in your house, the win is a calendar you can keep and a closing date you help pick. Read your lease for its entry terms first.
Third decision: the route. With Cash Flow Deals, you choose between the Fast Cash Offer and the Premium Cash Offer. With the Fast Cash Offer, we buy your house as-is and close. Our team makes one walk-through, then puts the number in writing. With the Premium Cash Offer, a pre-approved FHA or conventional buyer we already have, ready to go, pays more and buys directly from you.
For Premium, you sign with us at a number you agree to and give us permission to bring in a buyer in our place. That buyer signs a new contract directly with you. Title goes straight from you to them, and their lender funds the purchase. We cover repair costs, and we figure out a way, so nothing comes out of your pocket. Only what the buyer's lender requires gets fixed, with those repair costs covered up front and settled from our share of the sale proceeds. With Fast Cash, your house is bought as-is, with no repairs for you to make.
The number is agreed before any work starts, and it changes only if you agree. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. That includes foundation issues, hidden moisture, old wiring or cast-iron drain failure. We disclose what we know at offer time.
If your Premium buyer's loan falls through, that is our problem, not yours, and you can still take the Fast Cash Offer at its own number. Compare the Fast Cash Offer and the Premium Cash Offer together so you can decide which works for you.
The Fast Cash inspection period is 15 business days. For Premium, read the inspection term in your written contract; do not assume the same 15 business days applies. The existing closing timeframe is 45 days or less; you help pick the date. Set aside 10 to 15 minutes to compare the written terms against your tenant's calendar.
For the Fast Cash Offer and the Premium Cash Offer, you get the amount you agree to, and we handle costs on top of that. Amounts owed against your house are paid first from the sale proceeds. On Premium, repair costs, closing costs and commissions come from our share, not your agreed number, and Cash Flow Deals is paid last as a separate line item on the closing statement. Nothing comes out of your pocket.
Nothing is binding until a written contract is signed by both sides. You can take it to an attorney first. Compare what you would receive after costs under each offer, along with the timing and your lease obligations, before you choose.
Common questions
What happens to my tenant's security deposit when I sell?
North Carolina's G.S. 42-54 gives you 30 days after your interest in the home ends, by sale or otherwise, to do one of two things with the deposit. Transfer what's left after lawful deductions to the new owner and then notify the tenant by mail of the transfer and the new owner's name and address, or return that amount to the tenant. Either one relieves you of further liability for that deposit.
How do I appeal my new Gaston County value?
In the 2027 reappraisal year the county runs an informal appeal first, and it lists three ways to start one, including an online form and an appointment with an appraiser. Before you start one, know that an appeal can raise a value as well as lower it. The county mails you its decision. If you still disagree, you have 30 days from the mailing of that decision letter, or until the adjournment date, to appeal to the Board of Equalization and Review.
Where do the numbers on this page come from?
The listing counts are Realtor.com's monthly county figures, published on the Federal Reserve Bank of St. Louis's FRED site and updated October 1, 2026. Realtor.com says data released since October 2022 isn't directly comparable with earlier releases. Everything about the reappraisal is Gaston County's, and the deposit rule is the North Carolina General Assembly's G.S. 42-54.
Is either offer binding before I sign a contract?
No. Nothing is binding until a written contract is signed by both sides; you can take it to an attorney first.

What this means for your options
When more landlords list rental property at the same time, buyer attention splits across more listings. Properties that don't compete on the open market close faster.
Wait and see
Keep the property as-is and hope conditions improve. The mortgage, insurance, and upkeep keep costing money while you wait, with no set date for things to turn around.
List with a traditional agent
Standard MLS listing, typically 5-6% in commission, and a financed buyer whose deal depends on appraisal, inspection, and lender approval — any of which can fall through after weeks on market.
Sell to Cash Flow Deals
Two offers for your house, Fast Cash or Premium Cash, and you choose. Cash: Cash Flow Deals buys the house as-is and closes. Premium: More money. A pre-approved FHA or conventional buyer we already have buys directly from you.
