Gaston County Mortgages 90+ Days Late Rose From 0.4% to 1.2% in 2025
Published by Cash Flow Deals · Last updated 2026-10-07
In December 2025, 1.2% of Gaston County mortgages were 90 or more days late and not in foreclosure, up from 0.4% a year earlier, per Consumer Financial Protection Bureau data. But that 0.4% was the county's lowest December in data back to 2008. North Carolina and the U.S. each rose from 0.7% to 0.9%. If you're behind, federal rules generally bar the first foreclosure notice or filing on the home you live in until the loan is more than 120 days past due. Use that time. Get both offers from Cash Flow Deals and set them against a listing before you sign anything.

1.2% of Gaston Mortgages Were 90+ Days Behind. Decide Before Day 120
1.2% of Gaston County mortgages were 90 or more days past due, and not in foreclosure, in December 2025. That's the Consumer Financial Protection Bureau's figure, from its Mortgage Performance Trends, published August 2026. A year earlier it was 0.4%. North Carolina and the U.S. both went from 0.7% to 0.9% over the same twelve months.
It's a share of the county's mortgages, and the CFPB says it generally captures borrowers who've missed three or more payments. It started low. December 2024's 0.4% was the lowest December reading for Gaston County in data back to 2008. December 2019 was 1.3%. December 2009, 5.6%.
If your loan is in that group, watch the calendar. On a mortgage secured by the home you live in, federal Regulation X bars the servicer from making the first notice or filing that the law requires to start a foreclosure until the loan is more than 120 days delinquent, with a few exceptions.
North Carolina adds a letter. At least 45 days before a notice of hearing is filed to foreclose on a primary residence, G.S. 45-102 requires the servicer of a covered home loan to mail you a notice listing every past-due amount causing the default and any other charges that must be paid to bring the loan current.
First decision: whether you can cover that total.
Gaston Listings Took a Median 67 Days. Count Yours Before Listing
Gaston County listings are staying on the market longer. Realtor.com put the county's median days on market at 67 in September 2026, up from 57 in September 2025 and 51 in September 2024. Up 10 days in a year. If you're behind on payments and weighing a listing, start with that number.
That count runs from the list date to closing, pending or off-market, depending on the data available. So it can stop at a signed contract. It's a county-wide median. Your own days depend on your house and your price.
Our view: the days that count for you run from the day you list to the day your sale closes. A listing trades time for price. Set that 67 against how many days behind you already are. Then pick a list date.
If you do list, price against the homes buyers are choosing in Gaston right now. We think the best value among homes like yours gets the first buyers. No offer after weeks of showings means the price is high next to the homes buyers chose instead.
Listing, Cash Offer or Premium Offer: Pick the Calendar You Can Keep
When you're behind, the win is time. A closing date you can plan your move around.
Cash Flow Deals makes two offers, and you choose. The Cash offer is our as-is number: we buy the house and close. The Premium offer is a higher number, paid by a real FHA or conventional homebuyer through novation. Why higher? In our view, it comes from putting the home in front of buyers whose lenders fund the purchase.
Cash Flow Deals terms, in order:
1. Inspection period: 15 business days, on either offer.
2. Closing: 45 days or less, on a date you help pick.
3. Cash offer: no listing. Our team walks through the house once, then puts the as-is number in writing.
4. Premium offer: you sign with us at a number you agree to and let us bring in a buyer to take our place. During the inspection period the home may be listed. A licensed agent brings each buyer, and showings are set with you ahead of time and take 10 to 15 minutes. When a real FHA or conventional buyer is ready, that buyer signs a new contract directly with you. Title moves once, from you to the buyer. The buyer's lender funds it.
5. If that buyer's financing falls through, you can still take the Cash offer.
6. Fees: no listing commission to Cash Flow Deals on either offer. On a Premium sale, we're paid as a separate line item on the closing statement.
7. Your number: you get the amount you agree to, and we'll handle any costs on top of that. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens.
On a listing, your listing agreement sets the commission. If a listing still leaves you more after its time on the market, list it, but get both offers in writing first so you're choosing between real numbers.
Common questions
Where do the Gaston County numbers on this page come from?
The late-payment shares come from the Consumer Financial Protection Bureau's Mortgage Performance Trends, built on a 5 percent sample of first-lien mortgages on 1-4 family homes, and the bureau shows a county only when its sample holds at least 1,000 mortgages. The days-on-market figures are Realtor.com's, published on the St. Louis Fed's FRED site and updated October 1, 2026.
What about Gaston County loans 30 to 89 days late?
Those loans made up 3.0% of Gaston County mortgages in December 2025, against 2.4% for North Carolina, and the Consumer Financial Protection Bureau counts them separately, calling that early-stage rate seasonally volatile and sensitive to temporary economic shocks.
Who else can I talk to about options before a foreclosure?
You can talk to HUD-approved counseling agencies and the State Home Foreclosure Prevention Project of the North Carolina Housing Finance Agency. If you have a covered home loan, North Carolina's pre-foreclosure notice has to list contact information for one or more of those agencies and for the Project.
Is either offer binding before I sign a contract?
No. Nothing is binding until both sides sign a written contract. You can take it to an attorney first.

What this means for your options
Rising mortgage delinquency is often the first sign of a softening local market. Homeowners who move before their equity position weakens keep more control over the outcome.
Wait and see
Keep the property as-is and hope conditions improve. The mortgage, insurance, and upkeep keep costing money while you wait, with no set date for things to turn around.
List with a traditional agent
Standard MLS listing, typically 5-6% in commission, and a financed buyer whose deal depends on appraisal, inspection, and lender approval — any of which can fall through after weeks on market.
