January is the worst month to sell a house in Ohio, if you go by days on market. From 2017 through 2025, Realtor.com's median days on market for Ohio listings ran longest in January, by its monthly series on FRED. Every year. Choose the Month Your Ohio Listing Goes Live

Start with the month. In 2026, Realtor.com's median days on market for Ohio was 65 in January and 37 in May. A 28-day gap. From 2017 through 2026, the January-to-May gap ran 27 to 38 days every year except 2020, when it was 15.

December through February were Ohio's three slowest months in 8 of the 9 years from 2017 to 2025, by Realtor.com's median days on market. The quickest month fell between April and June in each of those years except 2020, when it was October.

Realtor.com's median isn't a list-to-sale number. Its count stops when a listing goes pending, closes or comes off the market, whichever its data shows. Our read: the days that count for you run from listing to sale, and the month you list in is one input you control.

Price for the Buyers Shopping in the Month You List

Set your price for the buyers who are shopping when you list. Realtor.com's count of pending Ohio listings was lowest in January in 8 of the 9 years from 2017 to 2025. In January 2026 it counted 10,050 pending listings and 17,679 active ones (its active count leaves pending listings out), against 17,579 pending and 20,316 active in June 2026. That's 7,529 fewer pending listings in January. Only 2,637 fewer active ones. A year earlier, January 2025 had 6,889 fewer pending listings than June 2025, against 2,607 fewer active ones.

Our view: among comparable homes in the same condition, buyers go to the best value first, in January as much as in June. So price yours as-is, against homes in your condition that went under contract. We read showings with no offers as a price that doesn't match the condition buyers see in person. When a price has to come down, we think sold homes in as-is condition should set the new number. Not a guess.

Ride Out the Winter, or Choose One of Two Offers

Common questions

Do Ohio homes sell for less in January?

Realtor.com's listing figures can't answer that: they don't measure sale prices. Ohio's median asking price was lowest in January in every year from 2017 through 2025, and it was $265,000 in January 2026 against $297,500 in June 2026. That's the middle asking price of the homes for sale each month, not what any of them sold for.

When do Ohio sellers cut their asking prices the most?

In September or October. Every year from 2017 through 2025, Realtor.com's count of Ohio listings with a price cut peaked in one of those two months. In September 2026 that count was 12,238, in a month with 24,622 active Ohio listings.

Is Ohio's market slower this fall than last fall?

So far, slightly. Realtor.com's median days on market for Ohio was 45 in September 2026 against 43 in September 2025. That's the longest September since 2019's 53 days, and September 2016 ran 67.

Is January the slowest month in every Ohio county?

No. Franklin County's median days on market ran longest in December, not January, in 2022, 2024 and 2025, by Realtor.com's count on FRED. Hamilton County's did the same in 2022 and 2024.
