Selling a House Fast in Minneapolis Starts With the City's Report
Published by Cash Flow Deals · Last updated 2026-10-14
Minneapolis requires a Truth in Sale of Housing report before prospective buyers visit your house, with two exemptions. So order it first. A city-licensed evaluator writes the report, and it's valid for two years or one sale. Cash Flow Deals gives you two offers to compare: the Fast Cash Offer, where we buy your house as-is and close, and the Premium Cash Offer, where a pre-approved FHA or conventional buyer we already have, ready to go, pays more and buys directly from you. You choose. The Fast Cash Offer includes 15 business days of inspection, with no repairs for you to make. With Premium, only what the buyer's lender requires gets fixed. We cover repair costs, and we figure out a way, so nothing comes out of your pocket; those costs are settled from the sale proceeds, from our share. For either offer, the number is agreed before any work starts, and it changes only if you agree. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. If the Premium buyer's loan falls through, that is our problem, not yours, and you can still take the Fast Cash Offer at its own number, alongside your Premium Cash Offer choice.

Order the City's Report Before Anyone Tours the House
The first step to a fast sale in Minneapolis is a city report, not a listing. The city's Truth in Sale of Housing page says you must have a full report before you can show a property. It covers single-family houses, duplexes, townhouses and first-time condominium conversions. Two exemptions apply. A Certificate of Code Compliance, which the city issues after a property is brought out of condemnation, is good for up to one year. A Certificate of Occupancy, which the city issues for newly built properties, is good for one sale.
You hire the evaluator, and it has to be one licensed by the City of Minneapolis. The city publishes a list of licensed evaluators you can call. Evaluators aren't city employees. They set their own prices, so compare costs before you choose. The evaluator looks at the building inside and out and writes a disclosure report, which is filed online where you and the city can both see it.
The report lists any items that require repair, and the city's page describes two routes from there. If you complete them, the city issues a Certificate of Approval online. If they aren't finished before closing, the buyer signs an acknowledgment of responsibility, submits it to the city within one day of closing and completes the repairs within 90 days of closing. Before the evaluation, the page suggests checking its list of commonly required repairs and fixing what you can, so those items won't show up on your report.
The report is valid for two years or one sale, and you also have to display a copy so potential buyers can see it at showings.
We think a buyer who sees a gap between the price and the condition walks away. In Minneapolis, that condition is on paper at the showing.
Set Your Waiting Limit From Hennepin County's Median
Set a waiting limit before you list. Base it on the market's pace: Realtor.com's September 2026 median for Hennepin County, the county whose seat is Minneapolis, was 42 days on the market. It counts from the list date and stops at a later date in the listing's record, such as a closing or off-market date. That's not the same as days from listing to a completed sale. The way we see it, you're counting from the day you list to the day you sell, and the county's trend is one input to that, not the answer.
Read the 42 against its own history. It's 3 days longer than September 2025's 39 and the longest September since 2017, when it was 43. It's 4 days shorter than September 2016's 46. Measure from September 2021's 33 and the same number looks 9 days longer. Where you start changes how big the move looks.
Then add the season. In each of the last five years the county's December median ran 18 to 20 days longer than that year's September median. December 2025 was 59 days against September 2025's 39, and January 2026 was 64 against 61 a year earlier, so compare your months with the same months a year earlier.
Price cuts are a second read on the market. Realtor.com counted 1,620 Hennepin County listings that cut their price in September 2026, 35% more than September 2025's 1,196 and the highest September count since 2018, when it was 2,280. Those are counts of listings. Not shares. In our view, days on market is the market's verdict on price. If you're past the median and no offers have come, check your price first against the homes buyers are choosing.
Hold Your Listing, or Pick One of Two Offers
Your choice starts with comparing what you receive and who buys your house. Cash Flow Deals gives you the Fast Cash Offer and the Premium Cash Offer together, and you choose. With the Fast Cash Offer, we buy your house as-is and close after one walk-through by our team and 15 business days of inspection. With the Premium Cash Offer, a pre-approved FHA or conventional buyer we already have, ready to go, pays more and buys directly from you. Cash Flow Deals is paid as a separate line item on the closing statement.
You can take time to compare the terms; you do not need to make your choice in 10 to 15 minutes. With Premium, only what the buyer's lender requires gets fixed. We cover repair costs, and we figure out a way, so nothing comes out of your pocket. Repair costs are settled from the sale proceeds, from our share, rather than deducted from your agreed number. With Fast Cash, you sell as-is and have no repairs to make.
For both offers, the number is agreed before any work starts, and it changes only if you agree.
Our existing closing language is 45 days or less; your written terms specify the timing for the offer you choose, and you help pick the date. If your Premium buyer's loan falls through, that is our problem, not yours. You can still take the Fast Cash Offer at its own number; it remains your separate choice alongside the Premium Cash Offer.
Common questions
Which sales does the Minneapolis report cover?
The city's page lists sale by owner, sale by real estate agent, real estate agent-assisted sale, advertising a home sale, contract for deed and other title transfer as the sales that need a report, for the properties it covers.
Does the report matter if my home is listed under the Premium Cash Offer?
Yes, for the properties it covers: the city's page says you must have a full report before you can show one. Under the Premium Cash Offer a pre-approved FHA or conventional buyer we already have buys directly from you, with 15 business days of inspection, so the report has to be on file before that buyer sees the home.
Is Hennepin County's median the same as Minneapolis's?
No. It covers Hennepin County, whose seat is Minneapolis, not Minneapolis alone. And a median is the middle listing, not your house.
Is the median listing price what Hennepin County houses sell for?
No. It's an asking price: Realtor.com's median listing price for the county was $399,450 in September 2026, against $409,900 a year earlier. What buyers paid is a different number.
Will these Realtor.com numbers change?
They can. Realtor.com says it reissues the full historical series every month, so past data points may change. The values here come from FRED's October 1, 2026 release; they matched Realtor.com's own county file on October 14, 2026.
Can I compare both offers before I decide?
Yes. Nothing is binding until a written contract is signed by both sides; you can take it to an attorney first. Everyone on the title is welcome on the call.

What this means for your options
Every path to selling a house has real tradeoffs.
Wait and see
Keep the property as-is and hope conditions improve. The mortgage, insurance, and upkeep keep costing money while you wait, with no set date for things to turn around.
List with a traditional agent
Standard MLS listing, typically 5-6% in commission, and a financed buyer whose deal depends on appraisal, inspection, and lender approval — any of which can fall through after weeks on market.
Sell to Cash Flow Deals
Two offers for your house, Fast Cash or Premium Cash, and you choose. Cash: Cash Flow Deals buys the house as-is and closes. Premium: More money. A pre-approved FHA or conventional buyer we already have buys directly from you.
