You can find a property's value by address through a few main routes: the county property appraiser's assessed value (used for taxes, usually below market value), a free automated valuation model like Zillow's Zestimate, a real estate agent's comparative market analysis, or a licensed appraisal, which is the most accurate but costs several hundred dollars.

Free Ways to Look Up a Property's Value

Start with the county property appraiser or assessor's site, searchable by address or parcel number. Pair that with a free automated valuation model from a major listing site for a second data point. Neither one is a final answer, both are starting points.

Assessed Value vs Market Value

Assessed value is what the county uses to calculate property taxes, and it's typically set using a different methodology than what a buyer would actually pay. Market value is what a willing buyer and seller agree to in an actual transaction. The two numbers can be meaningfully different.

Automated Valuation Models (AVMs)

Tools like Zestimate use public records and recent comparable sales to generate an estimate without a human ever seeing the property. They're a reasonable starting point for homes currently listed, and less reliable for homes that aren't on the market, since there's no current listing data to anchor the estimate.

Comparative Market Analysis vs Appraisal

A CMA, usually free from an agent, compares your house to recently sold nearby properties. A licensed appraisal goes further: an appraiser physically walks the property and applies a formal methodology, which is why lenders require one before funding a mortgage.

When Value-By-Address Tools Fall Short

Unique properties, homes in distressed condition, and homes without close comparable sales nearby all break automated tools. Those situations need eyes on the actual property, not just an address in a database.

If You Need a Real Number, Not an Estimate

An estimate that ignores the inside of the house isn't useful when you're actually deciding whether to sell. A number based on an actual walkthrough closes that gap.

Common questions

What's the difference between assessed value and market value?

Assessed value is set by the county for tax purposes and is often below market value. Market value is what a buyer would actually pay in a real transaction.

How accurate are online home value estimators?

Zillow has publicly reported that its Zestimate error rate is meaningfully higher for off-market homes than for homes currently listed for sale.

Where can I find my county's assessed property value?

Through your county's property appraiser or assessor website, searchable by address or parcel number.

Does a property value lookup account for the home's condition?

No. Most free tools rely on public records and nearby comps, not an interior walkthrough.
