What an Address-Based Online Estimate Actually Runs

So what happens after you hit enter on your address? A published five-step methodology for this kind of search has you run at least two free online estimators without averaging them, then pull three to six comparable sales from the past three to six months within about a mile, matched on beds, baths, square footage within 15%, and lot size, and calculate the median price per square foot.

The benchmark it gives you: if the estimates cluster within 5% of each other, that's a defensible range. If they spread 10% or more, your home has features the public models can't see. The whole process, start to finish, runs about 30 to 60 minutes before you'd move to requesting an actual offer.

The Other Address Search: Your County's Own Property Record

Florida runs 67 separate county property appraiser sites, and each one lets you search your home's own official record by street address, not a modeled estimate. Hillsborough County's site, hcpafl.org, is a real example: its "Property Search" tool takes a street address, folio number, or owner name and returns the county's own record for that parcel.

That record isn't the same number an online AVM gives you. It's built from the assessed-value and just-value definitions Florida Statute 193.155 sets for tax purposes, capped for a homesteaded owner and reset only when the property changes hands. Two address searches, two different jobs.
