A home evaluation can come from an algorithm, an agent, or a licensed appraiser, and each one exists for a different purpose. The algorithm is fast and free but hasn't seen your house. The agent's evaluation is free and grounded in real comps. The appraiser's evaluation costs money but is the one a lender will accept. Evaluation #1: the algorithm
