Sarasota County homes spent a median 93 days on the market in September 2026. That's 10 days faster than the 103-day median of September 2025, according to Realtor.com data published by the Federal Reserve Bank of St. Louis. The median asking price went the other way. It was $455,000 in September 2026, down from $472,831 a year earlier and from $499,575 in March 2026. Fewer homes are competing for buyers: 3,865 active listings against 4,673 a year ago. And 1,002 listings had their price reduced during September. If you're about to list, plan on roughly three months on the market at a lower asking price than last spring. Sarasota County Listings Moved 10 Days Faster Than a Year Ago

Realtor.com's median days on market for Sarasota County was 93 in September 2026. A year earlier it was 103. The count runs from the day a home is listed to the day it closes, goes pending or comes off the market, depending on the data available for that listing.

Two other September numbers explain the faster pace. Active listings fell to 3,865, from 4,673 a year earlier, about 17 percent fewer homes on the market. Pending listings rose to 1,551, from 1,370, about 13 percent more homes under contract.

Inside 2026, the trend runs the other way. The median bottomed at 74 days in March 2026 and was back up to 93 by September. If you listed in the spring, you met a faster market than the one you'd list into today.

Read 93 days the right way. It's a median, so roughly half of the county's listings in September had been on the market longer than that. And the count can stop at pending, not closing. The day your sale actually funds can land later than day 93.

The Sarasota Asking Price Fell $44,575 From Its Spring High

Sarasota County's median listing price was $499,575 in March 2026. By September 2026 it was $455,000. That's $44,575 lower in six months, and $17,831 below the $472,831 median of September 2025.

Price cuts show how sellers got there. During September 2026, 1,002 Sarasota County listings had their price reduced, against 3,865 active listings. That's about 26 of every 100. In September 2025 the count was 1,338 against 4,673, about 29 of every 100. So a smaller share of sellers are cutting than a year ago. But one in four still is.

One limit on this data. A median listing price is the middle asking price of what's for sale that month. It isn't a sale price, and it shifts when the mix of homes on the market shifts. It tells you where your competition is priced, not what your house will appraise for.

So check the month on any price you've heard. A price you heard from a neighbor in March 2026 sits $44,575 above where the county's middle listing sat in September.

Under Florida Statute 475.25(1)(r), the Florida Real Estate Commission can discipline a licensee who leaves out of a written listing agreement a definite expiration date, a description of the property, the price and terms, the fee or commission, or a proper signature of the owner, or who fails to give you a legible, signed, true and correct copy within 24 hours of obtaining it. The same paragraph bars any provision requiring you to notify the broker that you intend to cancel after that expiration date. Hold the expiration date up against Sarasota County's 93-day median. If your term ends sooner, ask what happens to your listing on that date. Ask before you sign, not after.

Second, the deed tax. Florida Statute 201.02 sets documentary stamp tax on a deed at 70 cents on each $100 of the consideration. On a sale at the county's $455,000 median listing price, that's $3,185. Before you agree to a number, find the line in your purchase contract that says who pays it.
