Published by Cash Flow Deals · Last updated 2026-09-11
Richland County homes took a median 56 days to sell in August 2026, ten days longer than August 2025, while Freddie Mac put the 30-year fixed mortgage at 6.76% for the week of September 10, 2026. Cash Flow Deals is one real option if you need out before the wait gets any longer. The county has 1,587 active listings right now and 772 of them have already cut their price. You have three real paths: sell to a buyer like Cash Flow Deals on a net price locked before repairs are scoped, list it and price it for a 56-day median, or hold and carry the payments until rates ease.
| Cash Flow Deals | Traditional Listing in Richland County | |

| Timeline | Close in as little as 7-14 days | 56 days median time on market in Richland County in August 2026, then another 30-45 days to close |
| Price certainty | Net price locked before repairs are scoped | 772 of the county's 1,587 active listings have already cut price |
| Repairs | Sold as-is | Repairs and staging typically expected before buyers make an offer |
| Fees | Flat-fee, novation-based process; no traditional listing commission | Typical 5-6% agent commission, plus the $3.70 per thousand deed recording tax and $15 deed fee either way |
| Rate exposure | A locked net price does not move when the 30-year rate moves | At 6.76% and climbing, your buyer pool shrinks every week the house sits |
Richland County Listings Are Sitting 10 Days Longer Than Last August
A house listed in Richland County took a median 56 days to go under contract in August 2026. Last August it was 46 days. The August before that, 43 days (Housing Inventory: Median Days on Market in Richland County, SC, FRED series MEDDAYONMAR45079, built on Realtor.com listing data).
That is 13 more days of carrying cost than two Augusts ago. Mortgage payment, county taxes, insurance, power, lawn. It runs the whole time the sign is in the yard.
The rate side explains most of it. Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed at 6.76% for the week of September 10, 2026. That is up from 6.71% the week before, 6.66% on August 27, and 6.65% on August 20. Three straight weekly increases. The 15-year fixed averaged 6.09% the same week.
Every tick up cuts the number of buyers who can qualify for your house at your price. That does not show up as a lower sale price on day one. It shows up first as a longer wait.
Why 772 Price Cuts Say More Than the Median Price Does
Richland County's median listing price was $275,000 in August 2026. In June it was $280,064. In January it was $275,000 (FRED series MEDLISPRI45079). Flat all year. The headline number looks calm.
Underneath it, the county is not calm.
Active listings in Richland County hit 1,587 in August 2026, up from 1,330 in August 2025. That is 257 more houses competing for the same buyers, a 19% jump in twelve months (FRED series ACTLISCOU45079).
And 772 of those listings had already taken a price cut. Last August the count was 576 (FRED series PRIREDCOU45079). Do the math: roughly 49 out of every 100 active Richland County listings are sitting there with a reduced price tag.
That is the real signal. The median holds because the houses that actually sell are the ones that already came down. A flat median with half the market discounting means Richland County sellers are absorbing the rate move quietly, one reduction at a time. Nobody writes a headline about it.
A Columbia Seller's Playbook While Rates Keep Climbing
First, price against August 2026, not against what the neighbor got in 2024. A 56-day median and 1,587 competing listings is the market you are actually standing in.
Second, know your closing math before you pick a number. The Richland County Register of Deeds charges a deed recording tax of $3.70 per thousand dollars of value, $2.60 of that to the state and $1.10 to the county, plus a $15 flat fee to record the deed and $25 to record a mortgage (Richland County Register of Deeds recording fee schedule). On a $275,000 sale that recording tax alone is $1,017.50 before anything else comes out.
Third, decide honestly whether you can carry the wait. If a 56-day median turns into 90 days for your house, that is three more mortgage payments coming out of your equity, plus whatever price cut you end up making anyway.
Cash Flow Deals is a real estate investor, not a brokerage, and works with sellers nationwide through a flat-fee, novation-based model.
The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens.
How it works for a Richland County seller:
1. Send the property address and the timeline you need.
2. Get a net price back, locked before repairs get scoped or negotiated.
3. Pick a closing date instead of waiting on a buyer whose loan has to clear at 6.76%.
4. Close, with the mortgage payoff handled straight out of proceeds.
Rates rose three weeks running into September 10. Your carrying cost rises with them. Get your number from Cash Flow Deals before another 56 days come off the calendar.

What this means for your options
Higher rates shrink what buyers can qualify for, which stretches time on market and raises the odds a financed buyer's deal falls through after inspection or appraisal.
Wait and see
Keep the property as-is and hope conditions improve. The mortgage, insurance, and upkeep keep costing money while you wait, with no set date for things to turn around.
List with a traditional agent
Standard MLS listing, typically 5-6% in commission, and a financed buyer whose deal depends on appraisal, inspection, and lender approval — any of which can fall through after weeks on market.
