Tarrant County's next two foreclosure sale days are November 3 and December 1, 2026, at 100 West Weatherford Street in Fort Worth. Texas law requires the notice of sale at least 21 days ahead, and if you live in the home, a default notice giving you at least 20 days to cure comes first. So the earliest a sale can come is 41 days after that default notice is mailed. Tarrant listings took a median 57 days on the market in September 2026. Longer than 41. Two Notices Come Before a Foreclosure Sale on Your Tarrant Home

If you live in the house, a certified letter comes before any sale notice. Texas Property Code Section 51.002 requires your mortgage servicer to send it. It has to say you're in default and give you at least 20 days to cure before a notice of sale can go out.

The day it's mailed counts as day one, and the law treats the letter as served once it goes into the United States mail, addressed to your last known address. So days can pass before you open it.

Then comes the notice of sale. It has to go out at least 21 days before the sale, posted at the courthouse door and filed with the county clerk, with a copy mailed to you by certified mail. The sale is a public auction between 10 a.m. and 4 p.m. on the first Tuesday of a month, or the first Wednesday when that Tuesday falls on January 1 or July 4.

Add the two notice periods. That's 41 days. It's the shortest gap the law allows between mailing the default notice and a sale.

In Tarrant County, those sales happen at the base of the courthouse steps on the west side of the building at 100 West Weatherford Street in downtown Fort Worth.

The next two first Tuesdays are November 3 and December 1, 2026, so a notice of sale for November 3 has to be posted by October 13, and one for December 1 has to be posted by November 10.

Tarrant County Listings Took a Median 57 Days in September 2026

Realtor.com counted a median of 57 days on market for Tarrant County listings in September 2026, a figure FRED posted on October 1, 2026.

That's one day under September 2025's 58. Flat, year over year. Next to the Septembers of 2021 through 2023, which ran 35 to 41 days, it's long.

Realtor.com counts from the day a home is listed to the day it closes, goes pending or comes off the market, whichever its data shows. Pending isn't closed. And 57 is a countywide median. Not a forecast for your house.

If a notice of sale names your date, count the days left and hold them up against 57. We count a listing's time from the day it's listed to the day the sale closes, and to us, a listing is time spent for a shot at a higher price.

If you list, price against the Tarrant homes buyers are picking right now. In our view, the best value in a group of similar homes gets the first offers, and weeks of showings with no offer tell us the price sits above the homes buyers took instead.

That's the second decision. List only if your calendar can hold the time a listing takes.

Where can I see whether a notice of sale is posted for my Tarrant County home?

You can look it up on the Tarrant County Official Record Search website at any hour, or on the public computers in Rooms B-20 and B-30 in the Old Courthouse basement at 100 West Weatherford. The clerk's office doesn't compile a list. Each month's file is destroyed the day after the sale.

What time does a Tarrant County foreclosure sale start?

Each notice gives the time, the Tarrant County Clerk says. Texas law puts the sale between 10 a.m. and 4 p.m., starting at the time stated in the notice or no later than three hours after it.

What share of Tarrant County mortgages were 90 or more days late?

1.0% in December 2025, up from 0.9% a year earlier and under the 1.2% across Texas, Consumer Financial Protection Bureau data show. That share counts loans 90 or more days past due but not in foreclosure. December readings were 0.4% in 2021 and 2022, and 4.1% in 2009.

What if I'm on active military duty?

Every notice served on you under Texas Property Code Section 51.002 has to carry a boldface or underlined statement asking you to send written notice to the sender right away if you or your spouse is on active military duty. If that's you, send it.
