Sell at This Year's Indiana Prices, or Hold for More

If you're holding your Indiana house for a bigger gain, look at how big the gains have been lately.

FHFA's purchase-only index for Indiana rose 3.45% from the second quarter of 2025 to the second quarter of 2026. That's its smallest year-over-year gain for a second quarter since 2014.

The index tracks repeat sales of the same single-family Indiana homes, using sale prices from Fannie Mae and Freddie Mac mortgage records. It's a statewide trend, not your price. In the two years before, it rose 6.25%, then 4.61%. Smaller each time. The longer record cuts both ways: the index more than doubled in the ten years from the second quarter of 2016, and it fell year over year in every second quarter from 2008 through 2011.

Listings also took longer. Realtor.com's median time on market for Indiana listings was 52 days in September 2026, up from 47 a year earlier and the longest September since 2019. Its count ends when a listing goes pending, closes or comes off the market, depending on the data it has, so it can stop before a sale closes. Our view: the count that matters runs from the day you list to the day you sell. Weigh which way it's moving when you decide whether to hold or sell.

Price at the Market, or Above It and Cut Later

Realtor.com counted 9,844 Indiana listings with a price cut in September 2026, more than in any September since its series began in July 2016.

In September 2026, Indiana had 19,349 active listings, up from 17,088 in September 2025 and the most for a September since 2018. In September 2016 there were 27,740 active listings and 7,746 price cuts. Fewer listings now, more cuts. Those are statewide counts, not your competition. Your competition is the comparable homes near yours.

Our view: price comes from what the market shows. Not from a formula. A listing that draws no interest is priced too high next to the homes buyers are picking. Correct it to what comparable homes in similar condition sold for, not to renovated ones. Between two comparable homes, the better value draws buyers first. If buyers tour and don't offer, we read that as the price not matching the condition they saw.

Common questions

Is Indiana's median listing price what homes sell for?

No. It's an asking price: Realtor.com's median listing price for Indiana was $299,000 in September 2026, against $299,450 a year earlier. A home sells for what its buyer pays at closing.

Are more Indiana homes coming on the market?

Not by September's count. Realtor.com counted 8,666 new Indiana listings in September 2026, against 8,732 in September 2025, and every September from 2016 through 2022 had more.

Does a statewide index tell me what my house will sell for?

No. FHFA's index measures the average price change across repeat sales of the same Indiana homes, so it shows a direction, not one home's price. In our view, recent sales of comparable homes near yours, in the same condition, come closer.

When do newer Indiana price numbers come out?

FHFA's next quarterly release is set for Tuesday, November 24, 2026. It covers the third quarter of 2026. Realtor.com's September figures came out on FRED October 1, 2026.
