Three Decisions Before You Sell a House Online in Colorado
Published by Cash Flow Deals · Last updated 2026-10-14
Selling your house online in Colorado puts it among 34,082 homes offered for sale, Realtor.com's September 2026 count and the most in any month since July 2016. So price it against the homes buyers want. If you'd rather compare two offers and help pick your closing date, Cash Flow Deals gives you the Fast Cash Offer and the Premium Cash Offer. You choose: with Fast Cash, we buy your house as-is and close; with Premium, a pre-approved FHA or conventional buyer we already have, ready to go, pays more and buys directly from you. We cover repair costs, and we figure out a way, so nothing comes out of your pocket. With Premium, only what the buyer's lender requires gets fixed, with costs settled from the sale proceeds from our share; with Fast Cash, you make no repairs. For either offer, the number is agreed before any work starts, and it changes only if you agree. The one exception: if something structural surfaces that was not visible or disclosed before we signed — foundation issues, hidden moisture, old wiring, cast-iron drain failure — we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens. If your Premium buyer's loan falls through, that is our problem, not yours: you can still choose the Fast Cash Offer instead of the Premium Cash Offer, at its own number.
| Keep your house listed online | Fast Cash Offer | Premium Cash Offer | |
|---|---|---|---|
| Who buys | A buyer who finds your listing | Cash Flow Deals buys the house as-is and closes. | A pre-approved FHA or conventional buyer we already have buys directly from you. |
| Your number | Whatever a buyer offers and you accept | Our as-is number | A higher number than the Fast Cash Offer |
| Listing and showings | Stays listed, with showings, until a buyer signs | No listing. One walk-through by our team | A pre-approved FHA or conventional buyer we already have buys directly from you |
| Inspection period | Set in the purchase contract | 15 business days of inspection | 15 business days of inspection |
| Closing date | Set only once a buyer signs a purchase contract | 45 days or less; the seller helps pick the date | 45 days or less; the seller helps pick the date |
| Fees | Commission and costs set by your listing agreement, if you have one, and the purchase contract | No listing commission to Cash Flow Deals | Cash Flow Deals is paid as a separate line item on the closing statement. |
| If financing falls through | The sale may not close, and the contract decides what happens next | Not applicable: we're the buyer | You can still take our Fast Cash Offer. |
Compare Yours With the Homes That Went Pending
Before you list online, count what's already listed. Realtor.com's September 2026 data for Colorado shows 34,082 active single-family and condo or townhome listings, the number to expect on any given day that month and the most in any month since its series began in July 2016. That's 9.8% above September 2025's 31,047.
Pending listings went the other way: 8,283 in September 2026, 12.0% below September 2025's 9,417. Realtor.com's pending ratio divides pending listings by active ones, and it read 0.24 in September 2026 against 0.30 a year earlier. In September 2021 it read 1.14, with more pending listings than active ones, near the series' peak of 1.64 in May 2021. It has fallen every September since.
Those counts cover the whole state, not the homes near yours. Our view: the homes that went pending are the ones buyers want, so compare your house with the pending homes near you that match it in size and condition.
Price From What Buyers Do, Not What Sellers Ask
Price cuts reached a September high. Realtor.com counted 13,806 Colorado listings with a price reduction in September 2026, against 12,732 a year earlier and 4,234 in September 2021. That's a count of listings, not a share of them.
The median asking price slipped too. It was $564,000 for Colorado listings in September 2026, 3.9% below September 2025's $587,000 and 10.5% below September 2023's $629,990, the highest September in the series. A median is the middle asking price among that month's listings, not what any buyer paid.
Our view: an asking price isn't a sale price. If your listing gets views and saves but no calls or offers, we read that as no real interest: the price is too high against the homes buyers want. Correct it. Buyers also walk when the price doesn't fit the condition they see in person. Among comparable homes, the best value draws buyers first.
Name Your Waiting Limit Before You List
Putting your house online starts a clock. It doesn't set a closing date. Use one yardstick: the days until you hold a signed sale.
Realtor.com's median for Colorado homes offered online was 67 days in September 2026. Its clock runs from the date a home goes on the market to the closing, pending or off-market date its data has, so it isn't a measure of time through a completed sale. The September median rose every year from 33 days in 2021 to 70 in 2025, then slipped to 67. Only September 2025 was longer.
Our view: the days that matter to you run from the date you put your home on the market to your sale date. Reaching buyers who finance their purchase can support a higher price, but you decide how much time you can give the sale.
If your limit comes first, Cash Flow Deals gives you the Fast Cash Offer and the Premium Cash Offer, and you choose. Take 10 to 15 minutes to compare what each would mean for you. With the Fast Cash Offer, we buy your house as-is and close, with one walk-through by our team and 15 business days of inspection. With the Premium Cash Offer, a pre-approved FHA or conventional buyer we already have, ready to go, pays more and buys directly from you.
For Premium, you sign with us at a number you agree to and give us permission to bring in a buyer in our place. Your buyer signs a new contract directly with you. Title goes straight from you to them, their lender funds it, and Cash Flow Deals is paid as a separate line item on the closing statement.
We cover repair costs, and we figure out a way, so nothing comes out of your pocket. With Premium, only what your buyer's lender requires gets fixed. Those repair costs are settled from the sale proceeds from our share, not paid by you up front. With Fast Cash, you sell as-is without making repairs.
For both offers, the number is agreed before any work starts, and it changes only if you agree.
The existing closing timeframe is 45 days or less; you help pick the date. If your Premium buyer's loan falls through, that is our problem, not yours. You can still choose the Fast Cash Offer instead of the Premium Cash Offer, at its own number.
Common questions
What does Colorado's pending ratio tell me?
It's pending listings divided by active listings, so at 0.24, Colorado had about 24 pending listings for every 100 active ones in September 2026. It doesn't say how likely your house is to sell.
Does a lower median listing price mean my Colorado house is worth less?
No. A median says nothing about one house, and it moves when the mix of homes listed changes. Your price comes from what buyers do with your listing.
Will these Realtor.com numbers change?
They can. Realtor.com says it reissues the full historical series every month, so past data points may change. The values here come from the release FRED republished on October 1, 2026, and they matched Realtor.com's own state file on October 14, 2026.
Can I compare both offers before I decide?
Yes. Nothing is binding until a written contract is signed by both sides; you can take it to an attorney first. Everyone on the title is welcome on the call.

What this means for your options
Every path to selling a house has real tradeoffs.
Wait and see
Keep the property as-is and hope conditions improve. The mortgage, insurance, and upkeep keep costing money while you wait, with no set date for things to turn around.
List with a traditional agent
Standard MLS listing, typically 5-6% in commission, and a financed buyer whose deal depends on appraisal, inspection, and lender approval — any of which can fall through after weeks on market.
Sell to Cash Flow Deals
Two offers for your house, Fast Cash or Premium Cash, and you choose. Cash: Cash Flow Deals buys the house as-is and closes. Premium: More money. A pre-approved FHA or conventional buyer we already have buys directly from you.
