A house estimate from an online tool and a house estimate from your county property appraiser are two different numbers. Florida law caps how fast the county one can grow: no more than 3% a year on a homesteaded property. The Online Estimate: A Statistical Anchor, Not a Sale Price
So what is an online house estimate actually measuring? A model, not your house directly. It pulls recent comparable sales, usually 3 to 6 homes sold in the past 3 to 6 months within about a mile, and runs them through a formula. Two different tools checked against each other and landing within 5% of one another gives you a defensible range. A spread of 10% or more usually means your house has a condition or feature the model cannot see.
Run two free online estimators before trusting either one alone, and treat a 5% gap between them as your real range, not a single number.
The County Estimate: Capped by Law, Not by the Market
Your county property appraiser publishes a different kind of house estimate: the assessed value used to calculate your tax bill. Under Florida Statute 193.155(1), once a home carries a homestead exemption, its assessed value cannot increase by more than the lower of 3% or the change in the Consumer Price Index in any single year, no matter how much the market moves.
