Is a Free Home Value Estimator Really Free? Here's Who Pays For It

Running a free home value estimator costs you nothing. That doesn't mean nobody's getting paid. Zillow's own algorithm-driven home values were unreliable enough that Zillow lost up to $569 million shutting down its entire home-buying business over it in November 2021. HomeLight's estimator is free because HomeLight takes a 33% cut of whatever agent's commission you get matched to, collected the day your house closes. Cash Flow Deals reviews the house directly and returns a written net price, free to request, with no referral fee riding on where you end up.

Three Free Tools, Three Different Ways They Get Paid

So if the estimate is free, who's footing the bill? Not one universal answer. Three of the biggest names in "free home value" run three different business models behind the same no-cost search box.

HomeLight's estimator is free because HomeLight isn't in the estimating business. It's in the referral business. Real estate agents pay HomeLight 33% of their gross commission on any deal that closes through a HomeLight match, a rate the company raised in October 2022 from an earlier 25%-to-30% tiered structure. The free number is the front door. The referral fee is the product.

Zillow's Zestimate runs on a different model: advertising. Zillow's own Premier Agent program sells local agents placement and visibility to the people searching home values on Zillow's site. You never see an invoice. The agent does.

A straight AVM-only tool, no agent match attached, carries the lowest built-in incentive to steer you anywhere; it's usually a smaller feature bolted onto a bigger real estate platform, not the platform's main product. Even then, the number is still a public-records model guess, not a look at your actual house.

The Number Behind the Free Tool Isn't Always One You Can Trust

Here's the part that should worry you more than any hidden fee: the company that built the best-known free estimator didn't trust its own number with real money.

Zillow announced on November 2, 2021 that it was shutting down Zillow Offers, the division that used its own algorithm-driven home values to actually buy houses. The reason, in CEO Rich Barton's own words: "the unpredictability in forecasting home prices far exceeds what we anticipated." The division had already lost roughly $420 million in the third quarter of 2021 alone. Zillow guided to as much as $569 million in additional inventory write-downs winding the business down, and cut about 25% of its total workforce in the process.

That's not a rounding error. That's the company that owns the most recognized free home-value tool in the country deciding its own algorithm couldn't be trusted to price real transactions with real money on the line. The free number you get from that same algorithm is a starting estimate. Nothing more, nothing tested against your specific house.

What Actually Happens After You Type In Your Address

You put in your address expecting a number. What most of these tools are actually built to produce is a lead.

HomeLight's own agent-facing pages describe the estimator as the entry point to its matching service, not a standalone product; the estimate function exists to get you far enough into the funnel that a match, and eventually a referral fee, becomes possible. Zillow's version doesn't need to match you to one agent directly; it just needs your search to sit next to a Premier Agent ad long enough for that agent's advertising spend to look worthwhile.

Neither mechanic is secret. Both are disclosed, in some form, in each company's own public filings or agent-facing marketing. Neither company is hiding that the free tool feeds a paid business behind it. The catch was never illegal or hidden. It's just rarely the first thing you're told before you type in your address.

One Free Number With Nobody Downstream Getting Paid

You don't have to guess which incentive is quietly attached to your number. Skip the referral math and the ad-funnel math entirely.

Cash Flow Deals is a Florida real estate investor that locks in a net price for a seller's house before repairs are scoped, using a novation-based, flat-fee process arranged through its licensed FL brokerage partner, Silver Door Realty - not a traditional listing, and not a brokerage itself.

Cash Flow Deals Home Value Process:

1. Cash Flow Deals reviews the property directly and returns a written net price, typically within 24 to 48 hours of the seller sharing basic property details.

2. The seller compares that number against any free estimator, CMA, or appraisal they've already run. No obligation. No fee to receive it.

3. If the seller accepts, Cash Flow Deals coordinates the paperwork through Silver Door Realty, with the net price locked before repair negotiations begin, and a closing date the seller picks.

The one exception: if something structural surfaces that was not visible or disclosed before we signed - foundation issues, hidden moisture, old wiring, cast-iron drain failure - we re-cost it and bring the number back to you. You decide. You can walk away. We disclose what we know at offer time so this almost never happens.

Run the free estimators if you want a quick range. Just know what's sitting behind the search box before you treat the number as the whole story.

Common questions

Is a free home value estimator actually free?

The tool itself costs you nothing to run. The company behind it still gets paid, just not by you directly. HomeLight collects a 33% referral fee from the agent's commission if you close with a matched agent. Zillow sells agent advertising through its Premier Agent program next to your search results. Neither charges you a dollar upfront.

Why did Zillow shut down its own home-buying business if its estimator is so accurate?

Zillow announced on November 2, 2021 that it was winding down Zillow Offers after losing roughly $420 million in a single quarter and guiding to as much as $569 million in additional write-downs. CEO Rich Barton said the unpredictability in forecasting home prices exceeded what the company had anticipated. About 25% of Zillow's workforce was cut in the shutdown.

How does HomeLight make money if its home value tool is free?

HomeLight is a referral service, not an appraiser. As of October 2022, it charges the real estate agent it matches you with a 33% fee on that agent's gross commission, paid when your sale closes. Before that change, the fee was a tiered 25% to 30% depending on deal size. You never see this fee directly; the agent's payout to HomeLight comes out of their own commission.

What happens to my information after I request a free home value estimate?

It depends on the tool, but the general pattern is disclosed, not hidden: a referral-model tool like HomeLight's uses your submission to find you an agent match. An advertising-model tool like Zillow's places your search near paid agent ads. Read the specific platform's privacy policy for its exact terms before you submit an address.

How is a number from Cash Flow Deals different from a free online estimator?

A free online estimator runs your address through a model that has never seen your house, and the company behind it typically profits if you convert into a referral or an ad click. Cash Flow Deals reviews your actual property and returns a written net price, with no agent-referral fee or advertising incentive attached to the number itself.

What this means for your options

A value estimate is a starting point, not a guaranteed number. Our process tests your home against the real market -- real buyers, real comps -- before you commit to a price.

Wait and see

Keep the property as-is and hope conditions improve. The mortgage, insurance, and upkeep keep costing money while you wait, with no set date for things to turn around.
