Real estate wholesaling requires transactional funding when the investor is doing a double closing. Transactional funding is when both transactions need to close the same day. A double closing is two separate fully funded transactions that happen simultaneously and this is when transactional funding is needed. Transactional funding is the money needed to purchase the property from the first transaction of the investment property so that the property is paid off to the seller so the resale can be done the same day. Some title companies require transactional funding, other title companies allow the funds on the resale to fund the first transaction.
